At least 75% of the proposed tree, shrub, and groundcover species indicated in <br />the proposed plant palette shall be selected from and be consistent with the plant species <br />list in the Bernal Corporate Park design guidelines (between pages 18 and 19). <br /> <br />b. Additional species indicated in the BCP guidelines as Western Perimeter Area <br />(WPDA) species shall be included in the plant palette. These include the poplar (Populus <br />candicans, 'Mojave Hybrid') and Strawberry tree (Arbutus unedo) in a minimum IS <br />gallon size, and the Red clusterberry (Cotoneaster parneyi) and Primrose jasmine <br />(Jasminum mesnyi) shrubs in a minimum 5 gallon size. <br /> <br />c. Oleander shall be eliminated from the proposed plant list. <br /> <br />d. Trees along the central pedestrian "spine" and those at the rear entries shall be a <br />mixture of 24-inch box and IS-gallon sized trees, with no less than 15% of the trees in a <br />24-inch box size. At least one tree in each of the parking aisle end planters shall be a <br />24-inch box size and at least half of the trees at the driveways shall be a 24-inch box size. <br /> <br />e. Design and installation details for all hardscape, furniture, seatwalls, etc. shall be <br />indicated on the final landscape plan. <br /> <br />f. Design and installation details for an artpiece, if desired, shall be included in the <br />final landscape plan, if possible, or prior to installation. <br /> <br />9. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />10. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />11. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />12. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the approved landscape plan for <br />this development. Said agreement shall run with the land for the duration ofthe existence <br />ofthe structures located on the subject property. <br /> <br />General Planning Conditions <br /> <br />13. The developer is encouraged to work with the City's Civic Arts Commission to provide <br />public art. <br />
