<br />Resolution No. PC-97-33 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-80-02-14D <br /> <br />I. Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received March 14, 1997") on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. Final inspection by the Planning Department is required prior to occupancy. The colors <br />and materials of the buildings shall be submitted to and approved by the Planning <br />Director prior to the issuance of a building permit and shall be consistent with the <br />approved colors and materials on file as part of Exhibit" A". Approved colors and <br />materials shall be stated on the plans submitted for issuance of building permits. <br /> <br />PROJECT SPECIFIC CONDITIONS <br /> <br />Traffic Mitii:ations <br /> <br />3. Prior to the issuance of building permits for the first building to be constructed, the <br />applicant shall submit to the Engineering Division all required improvement plans and <br />specifications for road improvements and traffic signals listed under Condition 4a, 4b, <br />and 4d. The developer also shall obtain CaITrans approvals and permits for any <br />improvements or signalization over which CalTrans may have jurisdiction. The required <br />improvements are as follows: <br /> <br />4. a. Koll Center Drive/Bernal Avenue intersection -- That portion ofKoll Center <br />Drive south to Bernal A venue shall be widened to include a second right-turn lane. <br />Eastbound Bernal A venue shall be restriped and widened as necessary to provide a <br />second left-turn into Koll Center Drive. Westbound Bernal Avenue will be restriped to <br />convert the existing right-turn-only lane to a shared through and right-turn only at the <br />northbound 1-680 on-ramp. The Koll Center Drive/Bernal Avenue intersection <br />improvements shall include a new half-signal allowing eastbound Bernal Avenue <br />left-turns into Koll Center Drive. <br /> <br />b. 1-680 Northbound Off-ramp/Bernal Avenue -- The off-ramp shall be widened to <br />provide one shared through-lane and left-turn lane and to provide two right-turn-only <br />lanes. A new signal shall be installed. The City will make a best effort to engage the <br />participation of other properties developing in the area to contribute to the signal <br />installation on a pro-rata share basis. The developer may enter into a reimbursement <br />agreement with the City to receive any remittance from other developing properties <br />towards the cost of the signal installation once the project is under construction. <br />
