Resolution No. PC-97-22 Page 5 9. The landscape plan shall be modified as follows: a. Shrubs shall be added to screen the new angled parking spaces along the eastern drive aisle from views along Del Valle Parkway. b. Shrubs shall be added around the sides and rear of the trash enclosure. c. 24 inch box size trees shall be planted to replace the two walnut trees to be removed along eastern drive aisle. d. Shrubs shall be added along the eastern property line, opposite the drive aisle from the 9 new compact parking spaces. e. The small cut-out along the new 5 ft. wide northeastern planter adjacent to the new parking lot shall be deleted and a 5 ft. wide landscape planter with shrubs and groundcover shall be constructed in its place. f. Shrubs shall be installed in place of the vines along new eastern property line fence. Said modifications shall be shown on the landscape plans submitted for building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 10. The applicant shall comply with the recommendations of the supplemental tree report prepared by Rose and Associates dated February 21,1997. II. If the existing walnut trees to be retained must be removed due to death or hazard, the applicants shall replace the tree(s) with 24 inch box size tree(s). Replacement tress shall be installed within 90 days of removal of the walnut trees. 12. The applicants shall provide separate automatic irrigation systems for the on-site landscaping. These shall be indicated on the final landscape plans. 13. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other factors, at the discretion on the Planning Director, this matter can be submitted to the Planning Commission for their subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. 14. If additional activities beyond that proposed in the written narrative, dated "Received December 30,1996" on file with the Planning Department are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who shall refer the matter to the Planning Commission if judged to be substantial.
