<br />Resolution No. PC-97-22 <br />Page 5 <br /> <br />9. The landscape plan shall be modified as follows: <br /> <br />a. Shrubs shall be added to screen the new angled parking spaces along the eastern <br />drive aisle from views along Del Valle Parkway. <br /> <br />b. Shrubs shall be added around the sides and rear of the trash enclosure. <br /> <br />c. 24 inch box size trees shall be planted to replace the two walnut trees to be <br />removed along eastern drive aisle. <br /> <br />d. Shrubs shall be added along the eastern property line, opposite the drive aisle <br />from the 9 new compact parking spaces. <br /> <br />e. The small cut-out along the new 5 ft. wide northeastern planter adjacent to the <br />new parking lot shall be deleted and a 5 ft. wide landscape planter with shrubs and <br />groundcover shall be constructed in its place. <br /> <br />f. Shrubs shall be installed in place of the vines along new eastern property line <br />fence. <br /> <br />Said modifications shall be shown on the landscape plans submitted for building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />10. The applicant shall comply with the recommendations of the supplemental tree report <br />prepared by Rose and Associates dated February 21,1997. <br /> <br />II. If the existing walnut trees to be retained must be removed due to death or hazard, the <br />applicants shall replace the tree(s) with 24 inch box size tree(s). Replacement tress shall <br />be installed within 90 days of removal of the walnut trees. <br /> <br />12. The applicants shall provide separate automatic irrigation systems for the on-site <br />landscaping. These shall be indicated on the final landscape plans. <br /> <br />13. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other <br />factors, at the discretion on the Planning Director, this matter can be submitted to the <br />Planning Commission for their subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />14. If additional activities beyond that proposed in the written narrative, dated "Received <br />December 30,1996" on file with the Planning Department are desired, prior City review <br />and approval is required. Such modifications shall be submitted to the Planning Director, <br />who shall refer the matter to the Planning Commission if judged to be substantial. <br />
