Resolution No. PC-97-22 Page 4 EXHIBIT "B" Conditions of Approval Case Z-96-27S/UP-97-0S Valley Community Church PLANNING 1. Development shall be substantially as shown on the development plans, written narrative, and colorboard, Exhibit "A", dated "Received" December 30, 1996, and February 14, 1997, on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The specific design of the future 7,200 square foot educational building shall be subject to separate design review approval by the Planning Commission prior to its construction. 3. With the exception of the future 7,200 square foot educational building and the future 40 space parking lot, all site improvements shown on the plans shall be constructed as part of Phase 3. 4. The 6 ft. concrete wall shall be nearing completion, subject to the Planning Director's approval upon consultation with the Tiffany Lane Homeowners Association, prior to the start of construction on the sanctuary/educational building. The parking lot bollard lights shall be installed with the parking lot and landscape improvements. 5. The applicants shall obtain approval from the Pleasanton Unified School District prior to installation of the access gates on the eastern property line fence. 6. The modular buildings may be located and used at the subject property until December 1, 2001, or until the start of construction of the last building phase (Phase 4), whichever occurs first. The applicants shall maintain and paint the buildings, as necessary, to keep them in a clean and neat condition. 7. A lOft. wide landscape planter shall be provided along north side of future educational building. Trees, shrubs and groundcover shall be installed within the planter area. Final design of the planter area shall be shown on the design review submittal for the future educational building. 8. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing.
