Development shall be substantially as shown on the development plans, written narrative, <br />and colorboard, Exhibit "A", dated "Received" December 30, 1996, and February 14, <br />1997, on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />2. The specific design of the future 7,200 square foot educational building shall be subject <br />to separate design review approval by the Planning Commission prior to its construction. <br /> <br />3. With the exception of the future 7,200 square foot educational building and the future 40 <br />space parking lot, all site improvements shown on the plans shall be constructed as part <br />of Phase 3. <br /> <br />4. The 6 ft. concrete wall shall be nearing completion, subject to the Planning Director's <br />approval upon consultation with the Tiffany Lane Homeowners Association, prior to the <br />start of construction on the sanctuary/educational building. The parking lot bollard lights <br />shall be installed with the parking lot and landscape improvements. <br /> <br />5. The applicants shall obtain approval from the Pleasanton Unified School District prior to <br />installation of the access gates on the eastern property line fence. <br /> <br />6. The modular buildings may be located and used at the subject property until December 1, <br />2001, or until the start of construction of the last building phase (Phase 4), whichever <br />occurs first. The applicants shall maintain and paint the buildings, as necessary, to keep <br />them in a clean and neat condition. <br /> <br />7. A lOft. wide landscape planter shall be provided along north side of future educational <br />building. Trees, shrubs and groundcover shall be installed within the planter area. Final <br />design of the planter area shall be shown on the design review submittal for the future <br />educational building. <br /> <br />8. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br />
