<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-21 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF THE EARLY <br />LEARNING INSTITUTE FOR REZONING AND DEVELOPMENT PLAN APPROVAL, AS <br />FILED UNDER CASE PUD-96-19 <br /> <br />WHEREAS, the Early Learning Institute has applied for rezoning from the PUD (Planned Unit <br />Development) - MDR (Medium Density Residential) district to the PUD - PII <br />(PubliclInstitutional) district and development plan approval of a revised <br />development plan to construct and operate a private school for up to 200 children, <br />grades one through eight, with two, one-story buildings totaling 17,000 square <br />feet on an approximately 3.51-acre vacant site located on the northerly side of <br />Stoneridge Drive between Stone Pointe Way and the Zone 7 pump station; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - MDR and PII <br />(Medium Density Residential and PubliclInstitutional) District; and <br /> <br />WHEREAS, the Planning Commission held public hearings regarding the proposed project on <br />January 22, 1997, and February 26, 1997; and <br /> <br />WHEREAS, at its duly noticed public hearing of February 26,1997, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval of the proposed <br />negative declaration for Case PUD-96-19; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed development plan is in the best interests ofthe public health, <br />safety, and general welfare: <br /> <br />The project site lies outside of the Airport Land Use Commission's (ALUC) <br />clear zone and approach zone adopted for the Livermore Airport. <br /> <br />Full public street infrastructure including curb, gutter, and sidewalks; streets and <br />bus-stops; and water, storm, and sanitary sewer lines are present to serve the <br />proposed development on this site. All on-site infrastructure will be installed by <br />the project developer. <br />
