Urban <br />c1eanwater runoff measures will be incorporated into the project through <br />conditions of approval. The property is not located in the Alquist-Priolo Study <br />Zone. The grading is designed in keeping with the best engineering practices, <br />would have a minimal effect on the environment, and that all efforts will have <br />been made to ensure that the property is removed from the flood hazard area. <br /> <br />E. The streets and buildings have been designed and located to complement <br />the natural terrain and landscape: <br /> <br />As conditioned, the streets and buildings have been located and designed to <br />complement the natural terrain by creating only minor changes to the site's <br />relatively flat topography. Stoneridge Drive will be constructed as 2-lanes of a <br />major arterial as required by the SDSP. <br /> <br />The houses have been designed to complement existing residential development <br />in the vicinity and incorporate some elements of "neo-traditional" design. In <br />some areas of the development plan, new streets and landscape buffers will <br />separate the rear yards of existing homes from the proposed homes resulting in a <br />greater separation between structures. The townhomes have been designed so that <br />the narrow ends of the buildings will face the new residences, thus lessening the <br />appearance oflarge structures within the new neighborhood. Additionally, the <br />townhomes have been placed as far as possible from the existing residences of the <br />California Somerset I development and separated by the common open space area <br />for the tOwnhomes. The townhomes also maintain a generous setback of at least <br />20' from the street. <br /> <br />F. Adequate public safety measures have been incorporated into the design of <br />the plan: <br /> <br />Several public safety measures have been incorporated into the design of the <br />proposed development plan and off-site improvements. As proposed and <br />conditioned, all on-site streets meet City standards which would ensure that <br />adequate access is provided to all structures for police, fire, and other emergency <br />vehicles. The development plan also includes an EVA which will provid a safe, <br />alternative pedestrian/bicylce access between the neighborhoods and for California <br />Place/California Somerset I residents to access the new community park without <br />needing to travel on Stoneridge Drive. <br />
