PC-97-17 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-96-02, <br />THE APPLICATION OF KAUFMAN AND BROAD/ALAMEDA COUNTY <br /> <br />WHEREAS, Kaufman and Broad! Alameda County has applied for planned unit development <br />prezoning to PUD-MDR (2-8 units per acre) and development plan approval to <br />construct 80 townhomes for sale to moderate and lower-income buyers and 231 <br />single-family detached homes on an approximately 45-acre site; and an <br />application to prezone an approximately 40-acre site to PUD-MCOIPD (Mixed <br />Commercial Office Industrial Planned Development) and a 33-acre site to Public <br />and Institutional for a public park located west ofEl Charro Road, south ofI-580, <br />east of the California Place and California Somerset neighborhoods, and north of <br />the Kaiser Sand and Gravel site, as an amendment to the Stoneridge Specific Plan; <br />and <br /> <br />WHEREAS, at its duly noticed public hearing of February 12, 1997, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this proposal, certified an Environmental Impact Report <br />for Case SPA-95-01 and recommended approval of the CEQA findings; and <br /> <br />WHEREAS, the Planning Commission determined that the prezoning to PUD (Planned Unit <br />Development) - Medium Density Residential District, PUD (Planned Unit <br />Development) - MCOIPD (Mixed Commercial Office Industrial Planned <br />Development), and Public and Institutional is consistent with the General Plan; <br />and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />A. The plan is in the best interests of the public health, safety, and general <br />welfare: <br /> <br />The project would include the installation of public utility systems and street <br />improvements to serve the residential units. Adequate storm drain, sanitary <br />sewer, and water service facilities will be extended to service the residential <br />development and the park and will be extended to a point which will make service <br />possible to the MCOIPD area. The SDSP requires significant flood control <br />improvements to remove the l28-acre site from the flood plain. <br />
