<br />Resolution No. PC-97-09 <br />Page 16 <br /> <br />46. The developer shall be responsible for the design and installation of a total of six <br />traffic-calming devices at the following locations in the existing neighborhoods prior to <br />the occupancy of the new homes. A traffic circle or other acceptable device, to be <br />determined by the Planning Director and City Engineer, shall be installed at Mohr <br />A venue at Martin A venue, Mohr A venue at Nursery Way, Kamp Drive at Maple Leaf <br />Drive, Blacow Street at Orloff Drive, Kolin Street south of Mohr Avenue, and Kamp <br />Drive north of Mohr Avenue. <br /> <br />47. The developer shall be responsible for the installation of the street lighting system serving <br />the development. The street lights shall be 70 watt, high pressure sodium vapor units <br />mounted on galvanized steel poles with a factory-applied color finish with poured in <br />place bases, on the LS-2A schedule per City requirements and P.G.&E. standard details, <br />unless otherwise specifically approved. Approval for the number, location, color, and <br />type of electroliers shall be subject to the review and approval of the City Engineer and <br />Planning Director prior to the approval of the final map. <br /> <br />GRADING AND DRAINAGE <br /> <br />48. The developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the Planning Commission prior to <br />the approval of the tentative map. This revised grading plan shall include the specific <br />rear yard elevations of the existing and proposed homes along the westernmost property <br />line of the site and demonstrate that these grades are within 6" in order to ensure privacy <br />in the rear yards of the existing homes. <br /> <br />49. The developer shall submit an erosion and sedimentation control plan or procedure as <br />part of the improvement plans. Grading completed prior to October 15 shall be <br />revegetated and stabilized by October 15. Grading completed between October 16 and <br />April 15 shall be revegetated and restabilized as soon as possible after completion of <br />grading. The developer shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building Department permit. The amount <br />of this bond will be determined by the City Engineer. <br /> <br />50. The developer shall submit a dust control plan or procedure as part of the improvement <br />plans. <br />
