The development shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 <br />of the Pleasanton Municipal Code). <br /> <br />34. Approval for the number, type and location of all public and private fire hydrants shall be <br />subject to the approval ofthe Fire Chief and the City Engineer. <br /> <br />35. Prior to any framing construction, an applicant shall provide adequate fire protection <br />facilities, including, but not limited to, surface roads, fire hydrants, and a water supply <br />and water flow sufficient to City Fire Department Standards to suppress a major fire. If <br />prior to any framing construction an applicant proposes in writing an alternative method <br />of fire protection, the Fire Chief may allow the alternative method of fire protection. <br /> <br />36. The site shall be kept free of fire hazards from the start oflumber construction to the final <br />inspection. <br /> <br />37. All curbs within a 7 1/2 foot radius of a public hydrant shall be painted red, unless <br />modified by the Pleasanton Municipal Code or Fire Chief. Blue street "hydrant markers" <br />shall be installed for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />STREETS <br /> <br />38. The developer shall dedicate to the City for street right-of-way purposes those parcels of <br />land intended to be public streets and shall grant an easement to the City over those <br />parcels needed for public service easements (P.S.E.) and which are approved by the City <br />Engineer, or other easements which may be designated by the City Engineer. A 5 ft. <br />wide P.S.E. shall be created behind the project sidewalks for utility purposes. <br /> <br />39. The applicant shall provide a bond to the City guaranteeing the installation of all common <br />open space and recreational improvements, private streets, street trees, and all common <br />infrastructure improvements shown on the approved development plan or otherwise <br />required as part of this development. The applicant shall provide an itemized cost <br />estimate of said improvements, to be submitted with the bond, for the review and <br />approval the Planning Director prior to issuance of building permits. The bond shall be <br />returned to the applicant upon acceptance of said improvements by the Planning Director. <br /> <br />40. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />41. The developer shall construct vertical P .C.C. curbs and gutters within this development <br />unless otherwise approved by the City Engineer. When the sidewalk is adjacent to the <br />curb and gutter, they shall be poured monolithically. <br />
