A Vesting Tentative <br />Map confers a vested right to proceed with a development in substantial compliance with the <br />ordinances, policies, and standards in effect at the time an application for the map is deemed <br />complete. Vesting tentative maps are reviewed in the same manner as regular tentative maps, <br />and the Planning Commission is the sole reviewing body (unless appealed). Staff has found <br />the Vesting Tentative Map for the project application to be complete and is forwarding it to the <br />Planning Commission for its review. <br /> <br />PROJECT DESCRIPTION <br />The details of the requested Vesting Tentative Map (Figure 1) are summarized below: <br />• Create one lot for condominium purposes with 42 townhome-style, attached <br />condominiums (Lot 1). <br />• Lot 1 includes common area for internal streets, open space and a bio-retention area. <br />• A Homeowners Association (HOA) would be established and would own and <br />maintain the common area parcel. <br />• The map will dedicate an approximately 2-foot Public Access Easement along the <br />Santa Rita Road and Lockhart Lane frontages and over the internal streets. <br />• The map will dedicate an approximately 6-foot Public Access service easement to the <br />City along the Santa Rita Road frontage and a 7-foot Public Access Easement along <br />the Lockhart Lane frontage. <br />• The project will also dedicate the entirety of Lockhart Lane to the City. <br /> <br />Figure 1: Vesting Tentative Map 8676 <br /> <br /> <br />
