P23-0332 & P23-0605, 2025 Santa Rita Road Zoning Administrator <br />2of 12 <br />EXECUTIVE SUMMARY <br />The project consists of the demolition of an existing motel and restaurant on the project site <br />and the construction of 42 townhome-style condominiums, internal streets and group open <br />space. The Zoning Administrator (ZA) may approve, approve with conditions, or deny the <br />application. As proposed and conditioned, staff believes findings can be made to approve the <br />project, including findings of conformance to all relevant objective design and development <br />standards. <br />BACKGROUND <br />Site Area and Description <br />The 1.96-acre project site is currently occupied by the Tri Valley Inn & Suites Motel, which <br />includes 34-motel rooms, office space, parking spaces, and an in-ground pool. A restaurant, <br />Curry Cravings, is also located on the site with a frontage on Santa Rita Road. The project site <br />is surrounded by single-family housing to the north, east, and west with multi-family <br />apartments farther to the southwest and townhomes to the southeast. To the south, the project <br />site is bordered by Mission Plaza, a commercial business development. <br />The 1.96-acre site is part of a larger, 2.3-acre site that is identified in the Housing Element <br />Update as Area 16 –Tri-Valley Inn. The 2.3-acre site includes the Lockhart Lane right-of-way, <br />which would be granted to the City as part of the project approval process. <br />Figure 1: Aerial Photograph
