Page 1 <br />EXHIBIT A <br />DRAFT CONDITIONS OF APPROVAL <br />P23-0332 <br />2025 Santa Rita Road <br />October 30, 2023 <br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br />maintain compliance with the conditions of approval below. Where approval by the Director of <br />Community Development, Planning Division, Director of Engineering/City Engineer, City Attorney, <br />Chief Building and Safety Official, Fire Department or other City staff is required, review shall be for <br />compliance with all applicable conditions of approval, adopted policies and guidelines, ordinances, <br />laws and regulations, and accepted practices related to the approval. In addition to complying with <br />the conditions below, the applicant is required to comply with all applicable federal, state, and local <br />laws that pertain to this project whether or not specifically noted herein. <br />This approval is granted for a Design Review (P23-0332) approval pursuant to SB 330 to demolish <br />an existing motel and construct a housing development consisting of 42 three-story townhome style <br />condominiums ranging in size from approximately 1,400 to 2,150 square feet and related site <br />improvements; located on Assessor Parcel No(s). 946-3295-001-04 at 2025 Santa Rita Road. <br />Development shall be substantially as shown on the project materials listed below: <br />a. Project plans, Exhibit B, prepared by Hunt Hale Jones Architects for City Ventures, dated <br />“Received” on August 31, 2023, and kept on file in the Planning Division of the Community <br />Development Department. <br />b. Arborist Report prepared by Horticultural Associates for City Ventures, dated June 1, 2023, <br />and kept on file in the Planning Division of the Community Development Department. <br />c. Traffic Impact Analysis prepared by Hexagon Transportation Consultants, Inc. for City <br />Ventures, dated August 18, 2023, and kept on file in the Planning Division of the <br />Community Development Department. <br />d. Geotechnical Engineering Report prepared by Quantum Geotechnical for City Ventures <br />dated 7-26-2023 (Project No. K007.G), dated “Received” on August 31, 2023, and kept on <br />file in the Planning Division of the Community Development Department. <br />e. Phase I & II Environmental Assessment prepared by Stantec Consulting Services, Inc. for <br />City Ventures, dated “Received” on April 10, 2023, and kept on file in the Planning Division <br />of the Community Development Department. <br />f. Hydrology Report prepared by C&V Consulting, Inc. for City Ventures dated August 2023, <br />and kept on file in the Planning Division of the Community Development Department. <br />g.
