type approved by the City <br />Engineer shall be set on <br />street centerlines at all street <br />intersections, at the begin- <br />ding and end of all horizon- <br />tal curves, at the point of <br />intersection of tangents when <br />possible and on straight tan- <br />gents in excess of 500 feet. <br />Additional monuments may <br />be required where sight dis- <br />tance is obstructed by topo- <br />graphic features or grade <br />changes. The exact loeatton <br />of all such monuments shall <br />be shown on the final map <br />before approval is requested. <br />3. Any monuments or bench- <br />mark as required by ~hiz <br />Ordinance that is disturbed <br />or destroyed shall be re- <br />placed by the subdivider be- <br />fore acceptance of any im- <br />provements. <br />4. Rights-of-way: The devel- <br /> oper shall grant to the City <br /> all required rights-of-way <br /> and easements necessary for <br /> the installation of streets, <br /> utilities and public facilities. <br /> Provided, however, that in <br /> no case shall the developer's <br /> maximum obligation for the <br /> street or thoroughfare under <br /> eonsidera,tion be deemed to <br /> exceed one-half of the total <br /> width required to widen the <br /> street or thoroughfare from <br /> the right-of-way widlh ex- <br /> isting as of the date of adop- <br /> lion of t his Ordinance. <br /> Should the required right-of- <br /> <br />S. Sub- <br /> divisions shall result in lots <br /> which can be ,built upon. No <br /> subdivision shall create lots <br /> impractical to improvement <br /> due to steepness of terra'm, <br /> location of water courses, or <br /> other natural physical con- <br /> ditions. <br />7.03ACCESS TO PUBLIC <br /> STREETS. All lots or par- <br /> eels created by the subdivi- <br /> sion of land shall have access <br /> to a public street of the <br /> standards as hereinafter re- <br /> quirod. Such arrangements <br />may include payment by the <br />City for the excess right-of- <br />way, reduction of required <br />pavement width on an esti- <br />mated cost basis or other <br />appropriate arrangements. <br />2. Curb, gullet and side- <br />walk: The developer shall <br />constxuct all curb, gutter and <br />sidewalk along all street <br />frontages of property being <br />developed and i n c 1 u d Lng <br />atreets with back-up lots) <br />and the curb and gutter on <br />both sides of the divider <br />strip separating the frontage <br />road from the thoroughfare. <br />3. Paving: The developer <br />shall c o n at r uet pavement <br />widths in conformance with <br />the following: <br /> a. Residential collector, min- <br /> or residential, cul-de-sac -- <br /> from the curb to the center- <br /> line of street. <br />b. Frontage roads -- the en- <br />tire width between the curbs. <br />c..M1 other streets and <br />thoroughfares adjacent to <br /> <br />1456' <br /> residential trees '-- 20' nt~x- <br /> imum measured from the <br /> <br /> d. Industrial or commercial <br /> set'vice street -- from the <br /> curb to centeriinc of' street. <br /> e. Ali other streets and <br /> thoroughfares adjacent to <br /> commercial uses -- 32' max- <br /> imum measured from the <br /> curb. <br /> In applying the maximum <br /> obligations where the prop- <br /> erty to be developed abuts <br /> an existing public street, the <br /> developer shall be given <br /> credit for the width ef any <br /> paving existing as of the <br /> date of adoption of this Or- <br /> dinance, provided said exist- <br /> ing paving is adequate for <br /> the intended use in the opin- <br /> ion of the City Engineer, and <br /> provided further that the re- <br /> sultant paved roadway shall <br /> not crest a drainage prob- <br /> lem or traffic hazard, in the <br /> opinion of the City Engineer. <br /> Where a new thoroughfare <br /> with frontage roads is cre- <br /> ated in a subdivision and the <br /> developer is not normally re- <br /> qutred to pave beyond the <br /> frontage road, said frontage <br /> road pavement shall be de- <br /> signed and constructed by <br /> the developer to carry the <br /> thoroughiace traffic on an <br /> interim basis until the thor- <br /> oughfare portion of the read <br /> is completed, or the develop- <br /> er shall construct a suffic- <br /> ient width of the ~herough- <br /> fare in order to carry the <br /> traffic. <br /> When a new pantiaf street <br /> is created on a boundary of <br /> a subdivision, the developer <br /> will be responsible for ded- <br /> ication and improvement as <br /> follows: <br /> a. Dedication: One-half of <br /> the ultimate right-of-way or <br /> a ~,idth adequate to provide <br /> 30 feet of pavement measur- <br /> ed from the fare of the curb, <br /> whichever is greater. <br /> b. Improvement: Permanent <br /> improvement to the center- <br /> line of the ultimate right- <br /> of-way plus sufficient temp- <br /> orary surfacing to create a <br /> total paved width of 30 feet <br /> measured from the face of <br /> the curb. <br /> <br /> <br />
