Ali other streets and <br /> thoroughfares adjacent to <br /> commercial uses -- 32' max- <br /> imum measured from the <br /> curb. <br /> In applying the maximum <br /> obligations where the prop- <br /> erty to be developed abuts <br /> an existing public street, the <br /> developer shall be given <br /> credit for the width ef any <br /> paving existing as of the <br /> date of adoption of this Or- <br /> dinance, provided said exist- <br /> ing paving is adequate for <br /> the intended use in the opin- <br /> ion of the City Engineer, and <br /> provided further that the re- <br /> sultant paved roadway shall <br /> not crest a drainage prob- <br /> lem or traffic hazard, in the <br /> opinion of the City Engineer. <br /> Where a new thoroughfare <br /> with frontage roads is cre- <br /> ated in a subdivision and the <br /> developer is not normally re- <br /> qutred to pave beyond the <br /> frontage road, said frontage <br /> road pavement shall be de- <br /> signed and constructed by <br /> the developer to carry the <br /> thoroughiace traffic on an <br /> interim basis until the thor- <br /> oughfare portion of the read <br /> is completed, or the develop- <br /> er shall construct a suffic- <br /> ient width of the ~herough- <br /> fare in order to carry the <br /> traffic. <br /> When a new pantiaf street <br /> is created on a boundary of <br /> a subdivision, the developer <br /> will be responsible for ded- <br /> ication and improvement as <br /> follows: <br /> a. Dedication: One-half of <br /> the ultimate right-of-way or <br /> a ~,idth adequate to provide <br /> 30 feet of pavement measur- <br /> ed from the fare of the curb, <br /> whichever is greater. <br /> b. Improvement: Permanent <br /> improvement to the center- <br /> line of the ultimate right- <br /> of-way plus sufficient temp- <br /> orary surfacing to create a <br /> total paved width of 30 feet <br /> measured from the face of <br /> the curb. <br /> <br /> <br />
