Other adjacent uses include <br /> apartments and townhomes to the west, a two-story office building to the north (and Mission <br /> Plaza further north), and medium-density residential uses consisting of townhome and single- <br /> family development across Santa Rita Road to the east. <br /> The existing FAR for this Area is approximately 0.31. Assuming an average unit size of 1,100 <br /> square feet and with retention of some of the commercial square footage (as indicated by the <br /> Prelim inary/concept plan prepared by the owner and described above), the future FAR could <br /> more than double. Multi-tenant commercial uses have converted into housing with <br /> redevelopment ratios of 2 in the Tri-Valley (see Table B-10).
