2023/2024 Planning Commission – Upcoming Work Items Planning Commission <br /> <br />3 of 4 <br />Development Applications <br />Applications currently in process with the Community Development Department include residential <br />applications on sites newly designated for housing in the adopted Housing Element. The timing to <br />bring these applications is particularly difficult to predict, and so the list below provides a brief <br />description of the major applications in process and their status. More information on these projects <br />can be found in the attached Community Development Department update for May 2023 (Exhibit A). <br />Note that these projects are undergoing review, and therefore specific plans/proposals may be <br />subject to revision prior to approval. <br /> <br />4212 and 4226 First Street (Safreno Property) <br />Application for a Planned Unit Development and Rezoning, General Plan Amendment, and Tentative <br />Tract Map to demolish an existing service station and single-family dwelling and construct six new <br />detached two-story single-family homes with associated site improvements. <br />Status: Application on hold while applicant completes additional studies, at their request. <br /> <br />475 & 493 St. John Street (Barone’s) <br />Application for a mixed-use development comprising two commercial buildings and 14 attached <br />single-family homes, with the existing two-story single-family home to remain. <br />Status: Consultant finalizing scope of work for the project’s CEQA review. <br /> <br />10807, 11033 and the two western parcels on Dublin Canyon Road (Lester/Hidden Valley PUD) <br />Applications for: (1) annexation of four parcels totaling approximately 128.5 -acres; (2) amendment to <br />the site’s existing General Plan Land Use designations to correspond to proposed residential and <br />open space areas; (3) rezoning of the property from Unincorporated and pre-zoned Agriculture to <br />Low-Density Residential and Open Space; (4) a PUD development plan to construct 33 single-family <br />homes, including demolition of two existing homes, private open space, and dedication of 72.1 acres <br />of land to the East Bay Regional Park District (EBRPD), and construct an EBRPD staging area with <br />trail connections to the Pleasanton Ridge. (Housing Element Site) <br />Status: Plan revisions and CEQA underway. <br /> <br />4141 Foothill Road PUD (Merritt Property) <br />Applications for annexation, rezoning, Planned Unit Development (PUD) development plan and <br />Vesting Tentative Map to construct a 111-home age-qualified community consisting of 89 single- <br />family detached homes, 22 affordable senior courtyard detached and duet homes . (Housing Element <br />Site) <br />Status: Application under review. <br /> <br />3200 Hopyard Road (Harvest Valley Church) <br />Application for Design Review and Tentative Tract Map to demolish an existing church and daycare <br />facility and construct 57 multifamily residential units (48 condominium and nine affordable rental <br />units) with associated site improvements. (SB330 application) <br />Status: Application under review.
