EXHIBIT B <br />Conditions of Approval <br /> <br />PAP-69/PV-98/PADR-932, Jean. Luc and Maureen Chatelain <br /> 4432 First Street <br /> <br />September 7, 2004 <br /> <br />o <br /> <br />The retention of the existing two-story accessory structure shall conform substantially <br />to the site plan, floor plan, and elevations, Exhibit "A-l," dated "Received June 17, <br />2004," on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance with the approved <br />exhibits. <br /> <br />All requirements of the Buildit~g and Fire Codes must be met in order for the existing <br />structure to be retained. Within sixty (60) days of the effective date of this approval, <br />the applicants shall submit complete construction drawings to the Building <br />Department for review and approval of the Chief Building Official and Fire Marshal. <br />The applicant shall start construction within ninety (90) days of issuance of a building <br />permit and shall complete the project within one (1) year of start of construction. The <br />applicant shall comply with all corrective actions required by the Chief Building <br />Official and Fire Marshal within the time period specified. No occupancy of the <br />structure shall be permitted until such corrective actions have been implemented to <br />the satisfaction of the Chief Building Official. Failure to comply with such corrective <br />actions shall result in City enforcement proceedings. <br /> <br />Within seven (7) days of when this approval becomes effective, the applicant shall <br />remove construction materials; paint, etc. that have been stored in the side yard and <br />rear yard setback areas between the subject two-story accessory building and the <br />common fence shared by 4420 First Street and ~.~.~.3 Second Street. <br /> <br />Any modifications/revisions to the exterior of the building as a result of conforming <br />to the Building Code and Fire Code requirements requires review and approval by the <br />Planning Director. The construction drawing submitted for plan check shall reflect all <br />such changes. <br /> <br />The applicant shall propose in writing to the property owner at 4420 First Street to <br />provide landscaping along their common fence line, including the side yard between <br />the accessory structure and the fence within thirty (30) days of when this approval <br />becomes effective. Such landscaping may include trellises with vines, which could <br />screen views and soften the northern building wall. If agreeable to the neighbor, the <br /> 1 <br /> <br /> <br />
