The <br />property owners have indicated they are interested in evaluating the future development of <br />their property and have identified approximately two acres at the corner of Hacienda Drive <br />and Gibraltar Drive as available and suitable for high-density residential development, which <br />would be integrated into the existing office buildings as a mixed-use development. <br />Preliminary analysis indicates that the site currently maintains excess office parking so the <br />parking that is removed to accommodate future residential development may not need to be <br />replaced, although this would be verified with a project proposal. The site is located within <br />Hacienda with a high concentration of office employment and tall, large buildings in the area. <br />A residential neighborhood consisting of three developments (Siena at Hacienda, Valencia at <br />Hacienda, and Avila at Hacienda) is located to the east across Gibraltar Drive and consists of <br />detached small-lot single-family and townhome residential uses. <br />In April 2023, the owner stated that he does not foresee issues or uses that would impede <br />residential development on the site and stated affirmative interest in the development of <br />housing on the property within the next eight years. <br />Hatching represents portion for development. <br />Flexibility in the precise location of future <br />housing within the larger site is permitted per <br />Program 1.7.
