Objective Design Standards for Housing Sites <br /> B4. Roofs and Parapets <br /> Roofs and parapets should be used to accentuate the top of the building and to contribute to the <br /> residential character of Pleasanton. <br /> - ■it <br /> l e. 'I a <br /> Development Standards <br /> All Housing Site Development <br /> B4.1 Roof planes shal I be subdivided to correspond to variations in building massing through the use <br /> of bays,gables,dormers,and strong eave elements. <br /> Multifamily Development <br /> B4.2 All proposed multifamily development 4036 feet in height or less shall provide a roof slope <br /> greater than three inches to 12 inches(3:12)at the perimeter of the building. These visible <br /> sloped roofs shall be provided at a minimum length equal to 60 percent of the entire building <br /> perimeter length. In the case of building with varied heights(above and below 4036 feet),the <br /> project may include either flat or sloped roofs(or a combination)in order to maintain <br /> architectural consistency. <br /> B4.3 Screening of rooftop equipment shall be required through means of parapet extensions or roof <br /> wells with a minimum height of 42 inches above the roof deck for the following conditions: <br /> a. Roofs with less than a 14 degree slope(3 inch in 12 inch slope) <br /> b. Roofs containing rooftop equipment exceeding 42 inches in height from the roof deck. <br /> Screening shall comply with maximum height as defined by the Pleasanton Municipal Code. <br /> Design Guidelines <br /> All Housing Site Development <br /> 134.a A strong skyline or silhouette should be achieved at the roof line through the use of eave and <br /> parapet details. <br /> B4.b Successful roof design should emphasize the vertical proportions of individual units rather than <br /> horizontal building massing. <br /> City of Pleasanton -53- Adopted January 26, 2023 <br />
