Objective Design Standards for Housing Sites <br /> Site Development Standards for Projects: <br /> A. Sites with Density Ranges up to 8seven Dwelling Units Per Acre <br /> 1. Site development standards for detached single-family residential development shall be as <br /> provided in PMC Chapter 18.84, as the specified density range corresponds to the nearest <br /> applicable Zoning District,as follows: <br /> Housing Element Density Range Corresponding PMC Zoning District for <br /> Application of Minimum Site Development <br /> Standards <br /> 2 dwelling units/acre or less R-1-20,000 <br /> More than 2 and up to 5 dwelling R-1-8,500 <br /> units/acre <br /> More than 5 and up to 7 dwelling R-1-6,500 <br /> units/acre <br /> 2. Attached and semi-attached housing shall be excluded from compliance with R-1-6,500 required <br /> setbacks and Basic Floor Area through compliance with the following standards: <br /> a. Minimum Lot Area: 2,925 c «Width: 45 feet-.-/30 <br /> feet for alley-loaded garages <br /> d. „ Vard Minimums: One ciao 3 root in total of eight foot for both <br /> One ciao n feet. ,:th easement, 10 feet t„t.,l <br /> �th T <br /> b. Minimum Lot Depth: 60 feet <br /> C. Front Yard Minimum: 10 feet <br /> d. Side Yard Minimum: Attached and semi-attached housing shall be <br /> allowed a 0-foot side setback with mutual fence,party wall, and maintenance <br /> easements, as applicable. A 10-foot setback is required if there is no such <br /> easement. <br /> i.
