Pages 48, Clarify Standard 131.1 applies to buildings taller than 36 feet
53, 58 (instead of indicating three stories) to coordinate with other
sections of the ODS. (Multifamily Developments)
Modify Standard 134.2 such at it indicates multifamily development
36 feet in height or less (instead of 40 feet in height or less)
provide a roof slope greater than three inches to 12 inches at the
perimeter of the building, to coordinate with other sections of the
ODS that refer to a 36-foot height maximum. (Multifamily
Developments)
Modify Standard 137.1 to refer to 36 feet in height such that a
Significant Architectural Element is not required for development
less than 36 feet in height. (Multifamily Developments)
Staff and the professional services team find that the proposed changes will yield a
clearer, more robust set of ODS for the Housing Sites that continues to allow
development at the densities assigned in the Housing Element. In the future, should
additional modifications be necessary, the project team would consider and evaluate
these changes.
PUBLIC NOTICE AND PUBLIC COMMENTS
Notification of this item has been published in The Valley Times as an upcoming
agenda item this meeting. This item was also included as an upcoming agenda item in
the "Agenda Highlights" in the Pleasanton Weekly. A letter was also sent to the property
owners of each of the 6th Cycle Housing Sites informing them of this effort. At the time
this report was prepared, staff has not received comments regarding the version of the
modifications to the Housing Sites ODS enclosed with this report.
CONCLUSION
The proposed modifications to the ODS for Housing Sites are intended to respond to
public comment provided as part of the public review process, provide clearer language
and graphics, amend standards to better align with the PMC, and correct erroneous
text.
ub itted y: Approved by:
Ellen Clark Gerry Beaudin
Director of Community Development City Manager
Attachments:
1.
