Objective Design Standards for Housing Sites <br />City of Pleasanton - 15 - Adopted January 26, 2023 <br /> <br /> <br />3. Development Sites three acres or larger <br />a. Building Coverage: Each designated Housing Site shall maintain a <br />maximum building coverage of 60%. Where <br />Housing Sites are divided among multiple <br />owners, parcels, or developments, Building <br />Coverage shall be averaged across the Housing <br />Site. Subdivisions shall be exempt and shall <br />follow the Pleasanton Subdivision Standards. <br />b. Open Space: Multifamily uses shall provide a total of 300 <br />square feet per unit of Open Space cumulative <br />of Group Usable Open Space and Private Open <br />Space <br />i. Group Usable Open Space: A minimum of 250 square feet per unit of Group <br />Useable Open Space is required for all multifamily occupancies in compliance <br />with required dimensions and quantities per Standard A8.2. <br />ii. Private Open Spaces: Private Open Spaces are associated with individual <br />units and are not required. Where provided, such space in the form of <br />individual unit terraces, stoops, porches or balconies shall be directly <br />connected and accessible from each dwelling unit and shall be allowed to be <br />deducted from the required Group Useable Open Space to a maximum <br />deduction of 20%. <br /> <br />D. Projects with Density Ranges of 30 Dwelling Units per Acre or Greater <br />Where designated sites are subject to multiple ownership, each proposed development shall meet the <br />following standards. <br />1. All Designated Sites <br />a. Front Yard Minimum: See Frontage Street Sections <br />b. Side Yard Minimums: One Side eight feet /A total of 20 feet for both <br /> sides <br />c. Rear Yard Minimum: 20 feet (Note - Trash enclosures, carports, bike <br />storage and other accessory structures allowed per City Zoning ordinance are <br />allowed to encroach upon rear yard such that they maintain a setback of 5 feet <br />from the property line) <br />d. Maximum FAR: Not Applicable <br />e. Maximum Height: 65 feet (or 5 stories), as measured per <br />Pleasanton Municipal Code, except as per <br />individual site development standards (TBD) or <br />per AB 2923 <br />f. Parking Minimums: Parking minimums to be regulated per PMC <br />Chapter 18.88 <br />g. Residential/Bike Storage: Each unit shall be provided a minimum of 168 <br />cubic feet of enclosed, secured storage space. <br />Storage space shall be located outside of the <br />associated unit. Storage space shall be allowed <br />within the garage, but storage is not required to <br />be adjacent to the associated unit. Required <br />bicycle storage shall be allowed to be located
