Open Space <br />Open space is key to c reating a livable community and it is essential that multifamily developme nts <br />provide a connected network of specialized open spaces in the form of squares, p lazas, greens, and <br />p lay/activity areas. A well -landscaped , central public open space will become a com m unity foca l point <br />and gathering space . <br />Proposed Group Useable open space complyi ng w ith the following standards will be a ll owed to q ua lify <br />as Usable Open Space . <br />Development Standards : <br />Multifam ily Developmen t <br />AS.I Open Space shall be provided as required in Part 2 -Development Standards of this document. <br />A 8 .2 The total Group Usable Open Space required for a development on a designated housing site or <br />portion thereof shall be provided as one space or divided into multiple spaces . Group Usable <br />Open Spaces shall be allowed to be located on ground or on structure, but shall comply with the <br />following minimum s: <br />a . 0-20 units : No dimensional requirement for a common open space . <br />b.20-40 units : Minimum of one Group Usab le Open Space: <br />• Smallest dimension: 20 feet <br />• Minimum area: 400 square feet <br />c.41-60 units: Minimum of one Group Usab le Open Space: <br />• Smallest dimension : 25 feet <br />• Minimum area: 625 square feet <br />d.61-100 un its: Minimum oftwo Group Usab le Open Spaces, eac h providing: <br />• Smallest Dimension : 50 feet <br />• Minimum area: 4 ,000 sq uare feet <br />e . IO I or more units: three Group Usable Open Spaces providing : <br />• Smallest Dimens ion: 60 feet <br />• Minimum Area: 12 ,500 square feet <br />A 8.3 The edges of Group Us able Open Spaces shall be bordered by building faces , Public Streets, <br />Internal Streets , or Paseos. <br />A 8.4 Where provided , Private Usable Open Space includi ng , but not limited to , balconies , porches , <br />stoops and terraces , shall provide a minimum unobstructed and continuous depth and width of <br />five feet. <br />City of Pleasanton -37 -DRAFT: January 4, 2023
