Objective Desiga standards for Housing Sjtes <br />A 7.5 Parking that is partially underground shall be screened with architectural elements that enhance <br />the streetscape such as stoops, balcony overhangs, or decorative screening. <br />A 7.6 The applicant shall provide a parking management plan detailing how parki ng spaces will be <br />assigned and how private parking reg ul at ions will be enforced. <br />SURFACE <br />PARKING LOT <br />c=J Gross Paved Alea <br />~ 50% of gross paved area <br />must provide shade coverage <br />~ Tree canopy cover at maturity <br />must provide 50-100% <br />of total shade coverage <br />~ Solar carports may provide <br />0-50% of total shade coverage <br />Fig . 13 : Surface Parking Lot Shading <br />A 7.7 Shade trees shall be provided in surface parking lots than through either of the fo ll owing <br />methods: <br />a. Shade trees sha ll be planted in plantin g fingers oriented perpendicu lar to the drive ais le <br />1. Planting fingers shall provide a minimum of six feet of clear width; <br />ii. Planting fingers shall be located at a maximum every six stalls. <br />b. Shade trees shall be planted in a continuous planting strip oriented paralle l to the drive aisle <br />between rows of spaces; <br />i. Planting strips shall provide a minimum of 6 feet of c lear width <br />ii. Planting strips shall be located between each opposing row of spaces. <br />111. Trees shall be planted within the planting strip at a maximum average spacing of35 <br />feet on center. <br />A 7.8 Surface parking lots larger than 10 stalls shall provide min imum shade coverage of 50 percent of <br />the gross surface parking area. <br />a . Trees shall be provided such that they are demonstrated to provide at least 50 percent of the <br />required shade area in the parking lot at maturity. <br />b. Solar photovo ltaic shade structures may also be used to provide shade but shall not be <br />allowed as a substitute for requ ired tree shade. <br />A 7.9 Class I weather-protected and secured bike parking spaces shall be provided for a minimum <br />ratio of0.6 space per dwelling unit. Bike parking can be grouped in one structure, provided <br />withi n a secured room in the building or parking garage , or dispersed in private garages.
