Fi ure 21: Required Front Yard Building Setbacks <br /> 11' T 4' 5 8 <br /> 6'min 5' I 10'min f <br /> Since the February 22, 2023, Planning Commission meeting, the applicant has refined <br /> the project site plan to provide a clearer site plan with more specifically defined building <br /> setback dimensions, enabling staff to provide a more precise summary of conformance <br /> with setbacks4 <br /> As indicated in the refined site plan, the project would provide substantial and varied <br /> building setbacks around different sides of the proposed building. The minimum building <br /> setback (at the northwest corner of the building adjacent to the intersection of Drive <br /> Aisles `A' and `B') is approximately 17 feet and four inches, the largest building setback <br /> (at the southeast corner of the building adjacent to the intersection of both segments of <br /> Stoneridge Mall Road) is approximately 45 feet and three inches. Other setbacks range <br /> from approximately 24 to 51 feet. <br /> Based on the refined site plan and the more clearly defined building setbacks, the <br /> project is fully compliant (and would in most cases substantially exceed) the minimum <br /> required building setbacks specified in the 2012 Housing Sites Design Standards and <br /> Guidelines. Within these areas, the project would provide generous landscaping and <br /> pedestrian features as specified in the 2012 document, helping to further soften and <br /> buffer the new residential building. <br /> Floor Area Ratio <br /> The 2012 Housing Standards and Design Guidelines do not identify a maximum floor- <br /> area-ratio for projects on any of the 4th Cycle Housing Element sites. The total square <br /> footage of the building including the residential and parking structure uses is <br /> approximately 618,370 square feet, resulting in a floor-area-ratio of 1.7 based on the <br /> approximately six-acre site. As noted elsewhere, the project would comply with other <br /> 'The February 22,2023, Planning Commission agenda report(Attachment 7)provides a setback discussion based <br /> on the information provided at that time in the project plans,as interpreted by staff.Although the overall conclusion <br /> that the project would comply with setback requirements remains unchanged,the information in the body of this <br /> section updates and refines the February 22 analysis. <br /> Page 31 of 41 <br />
