The predominance of the building's ground-level activity and the most prominent <br /> architectural features are oriented toward the south and east to create a strong street <br /> presence and highly functional network of vehicular and pedestrian connections along <br /> both segments of Stoneridge Mall Road (main and internal loop segments). A large <br /> multi-use lobby area would include pedestrian access from both the primary segment of <br /> Stoneridge Mall Road and the motor-court area and would also include the leasing <br /> office, a lounge, a common use office space, and a mail room), as well as a private <br /> common use roof-top deck would be located at the northeast corner of the building. In <br /> addition to the main lobby, two smaller lobby-style pedestrian entrances would be <br /> located along both segments of Stoneridge Mall Road (one along the main segment and <br /> one along the internal loop segment). A fourth smaller lobby-style pedestrian entrance <br /> would be located on the north side of the project adjacent to Drive-Aisle W. The project <br /> also includes a fairly large, and publicly accessible, outdoor pedestrian plaza that would <br /> provide seating and small gathering spaces at the southwest corner of the project. A <br /> smaller, publicly accessible, outdoor pedestrian plaza would also provide <br /> seating/gathering spaces on the east side of the project. <br /> The project would provide on-site vehicular access from two existing drive aisles (Drive <br /> Aisle `A' and 'B') - one off the main segment of Stoneridge Mall Road, and one off the <br /> internal loop segment of Stoneridge Mall Road. Drive Aisle `A', along the north side of <br /> the project—would be considered the main vehicular driveway entrance(s) off <br /> Stoneridge Mall Road to the project and provide direct vehicular access to the <br /> motor-court area and the primary parking structure entrance/exit. The motor-court area <br /> would provide some short-term and loading/unloading parking spaces at the ground <br /> floor level. A second parking structure entrance/exit with direct vehicular street access <br /> would be located on the south side of the project, off the internal loop road segment of <br /> Stoneridge Mall Road. Drive Aisle 'B' would serve as a secondary vehicular on-site <br /> access point but would most likely continue to handle vehicles passing by the west side <br /> of the project traveling to and from Stoneridge Mall, more than those traveling to the <br /> project. All off-site improvements and modifications to surrounding City/public streets, <br /> which include dedication of property (approximately 1,876 square feet) to the City for <br /> potential new bicycle and pedestrian improvements along the east segment of <br /> Stoneridge Mall Road, are detailed in the Traffic Analysis (Attachment 4). Additionally, <br /> Figures 5 and 6 below (see also Plan Sheet C4.2 and C11 of Attachment 4) provide a <br /> plan view and street-section demonstrating the before and after public right-of-way line <br /> with the property dedication required by the City from the project. <br /> Figure 7 below provides a detailed site plan illustrating the project's ground level design. <br /> Page 10 of 41 <br />
