156123283.10 <br />2022 Stoneridge Mall Residential Project <br />Compliance With Draft Objective Design Standards for Housing Sites (August 20, 2021), <br />March 28, 2022 <br />I.OVERVIEW <br />This chart pertains to the 2022 Stoneridge Mall Residential Project proposed by Simon Property Group (SPG), which is described in the Project <br />Description submitted to the City on March 17, 2022. This chart reflects all standards from the City’s document entitled “Objective Design <br />Standards for Housing Sites, Public Draft, August 20, 2021” (ODS) that apply to projects on sites six acres or less, and indicates how the Project <br />addresses each standard. This chart uses the following terms: <br />A.Complies. <br />This term indicates the Project will comply with the stated standard. <br />B.N/A. <br />This term indicates that the standard is not applicable to the Project. Where the basis for inapplicability is not obvious, a short explanation is <br />provided. <br />C.Modify. <br />In response to staff requests made previously for SPG to identify which proposed standards are not feasible, SPG has carefully reviewed the draft <br />ODS, and compared them to the high-density projects the City seeks to encourage. SPG has taken special account of the projects in Mountain <br />View and Redwood City that staff showed at a public hearing as examples of well-designed high-density projects of the type the City seeks to <br />encourage. In light of those projects, and SPG’s efforts designing the 2022 Stoneridge Mall Residential Project, SPG has determined that certain <br />ODS are not feasible for high-density projects. SPG requests and recommends that the ODS referenced in the following rows of the chart below be <br />modified or eliminated for projects proposing 40 units per acre or more: <br />Row 9 (amount of storage space), <br />Row 11 (alleys will provide primary access) <br />Rows 20, 24 and 109 (building breaks/mid-block access), <br />Row 21 (units opening on to streets), and <br />Row 123 (architectural trim). <br />Row 102 (waste collection access from alleys), <br />Row 106 (stepbacks)and <br />Row 118 (sloped roofs).
