Resolution No. PC-2023-06 <br />Page Seventeen <br /> <br /> <br />44. UNIVERSAL DESIGN – 15 OR MORE UNITS – ADDITIONAL CRITERIA: Unless otherwise <br />approved by the Director of Community Development, a minimum of one unit for each bedroom <br />type offered (one-bedroom, two-bedroom, etc.) and a minimum of five percent of all units required <br />to be adaptable shall provide the following features: <br />a. A roll-in shower. <br /> <br />ENGINEERING DEPARTMENT – LAND DEVELOPMENT – 925-931-5650 <br /> <br />45. PUBLIC SERVICES EASEMENT. A Public Services Easement (PSE) is required along the public <br />road frontage of properties to be developed per Pleasanton Municipal Code §19.36.110. The <br />width of the required PSE shall be approximately 10 feet. This approximately 10-foot width allows <br />the City’s utility purveyors space to install infrastructure such as utility vaults, splice boxes, meter <br />enclosures or equipment pedestals. The PSE shall include language consistent with California <br />Government Code §66439(d)(3). The PSE shall be shown on the plans and dedicated on a map <br />or by separate instrument. (Address this condition prior to issuance of an occupancy permit) <br />(Project Specific Condition) <br /> <br />46. PUBLIC ACCESS EASEMENT. The public-serving sidewalks and access ramps along both the <br />Stoneridge Mall Road (East) and Stoneridge Mall Road (South) frontages of the property shall be <br />contained within Public Access Easements (PAE) dedicated to the City of Pleasanton on a map <br />or by separate instrument. The sidewalks and ramps within the PAEs shall be constructed <br />according to City standards. (Address this condition prior to issuance of an occupancy permit) <br />(Project Specific Condition) <br /> <br />47. POTABLE WATER NETWORK RECONFIGURATION. Reconfiguration of the City’s potable <br />water network to accommodate the project shall be performed in accordance with the “Stoneridge <br />Apartments Project Hydraulic Analysis” prepared by Akel Engineering Group dated November 30, <br />2022, and in accordance with City Standard Details and Specifications. (Address this condition <br />prior to plan approval) (Project Specific Condition) <br /> <br />48. POTABLE WATER METERS. Depict the size of the new domestic and irrigation water meters on <br />the plans. (Address this condition prior to plan approval) (Project Specific Condition) <br /> <br />49. DEEPENED CURBS. Provide a deepened curb where bioretention areas are proposed near the <br />roadway, sidewalk, buildings, etc. (Address this condition prior to plan approval) (Project <br />Specific Condition) <br /> <br />50. SUBDIVISION. The application materials show a new property line along the west edge of the <br />project. Introducing a new property line will require a subdivision prepared in accordance with <br />California Government Code §66444 and Pleasanton Municipal Code Title 19. Since access and <br />private utilities will then be shared between the original parcel and the newly created parcel, the <br />subdivision should identify the “common area” within each of the new parcels as defined in the <br />Construction, Operation, and Reciprocal Easement Agreement recorded as Series <br /> <br />No. 78-098534. (Address this condition if/when subdivision of the property is desired) (Project <br />Specific Condition) <br /> <br />51. PUBLIC EASEMENT ABANDONMENTS. Referring to the report by Fidelity National Title <br />Insurance Company, the applicant shall address the following encumbrance: Exception #8 <br />describes a Development Agreement (DA) recorded on 4-02-1993 as Series No. 93-103418, First <br />Amendment to DA recorded on 1-06-1998 as Series No. 98-048535, a Second Amendment to DA
