EXISTING GROUNDWATER WELL: Zone 7 Water Agency is the administering agency for Alameda
County 's "Water Wells Ordinance" (General Ordinance No . 0-2015-20). All existing groundwater
wells on properties subject to development must be disclosed on plans . Sheet TM-2 states that the
existing groundwater well located on Parcel 1 is to be protected .
If the well will be used in the future , subm it a "Statement of Future Well Use" form available from
Zone 7 Water Agency prior to issuance of a Building Permit. PUBLIC STORM DRAINAGE : The unimproved sections of Sycamore Road re ly on a network of
roadside ditches for surface dra inage. The applicant 's frontage therefore rece ives drainage from
properties to the east which the ditches convey to the west. The design of the applicant's frontage
therefore cannot obstruct t his drainage pattern . In addition , ditch drainage should not be directed onto
the applicant's private property .
To avo id the roadway runoff from entering the property and inundating the bio-retention areas , the
proposed 12-inch storm drain pipes located into the public right-of-way on Sycamore Road shall be
part of the public network. Grading plans submitted along with the Parcel Map application must show
that the proposed storm drain inlets on the property frontage along Sycamore Road shall be
positioned to capture runoff at the property corners. Private bioretent ion areas can then connect to
this system.
PUD-145 Planning Commission
