It appears rational conceptually, with the following caveat. <br /> A concern persists. In addition to serving as a buffer between Old Town and high-density <br /> affordable townhouses, the whole idea of building market rate single family detached homes <br /> along Abbie Street is to promote their identity with Old Town, separate from the affordable <br /> section. We contend that the density for the larger two-story homes remains too high. With 13 <br /> homes allocated for 1.25 acres, the lots for this upscale section are only 4,188 square feet. <br /> Infrastructure requirements on upper Abbie will further reduce lot size. Lesser sized pads in <br /> our neighborhood contain about 3,500 square feet, involving smaller single level Craftsman <br /> and Period homes. Most homesites are much larger. The five parcels along Abbie between <br /> First and Third Streets range from 3,800 to 9,600 square feet. The three upper Abbie two story <br /> homesites contain 6,000 to 9,600 square feet. <br /> We are not suggesting that the new sites be matched in size, but we do fear that the PUSD <br /> density plan will compromise these new, high end SFD dwellings. Meaningful property line <br /> setbacks appear threatened. <br /> Maximizing overall project density should not be at the expense of these special homes. A <br /> more definitive site plan showing the actual location of the proposed lots should be drafted by <br /> PUSD before density is finalized. Access and infrastructure should be considered. Given the <br /> challenging topography, the infrastructure factor, and the larger lot sizes along upper Abbie <br /> Street, a reduced density for this elevated component is certainly warranted. <br /> The integrity of both the old and the new will hopefully be respected going forward. <br /> Thank you for your consideration. <br /> Neil and Betty Nostrand <br /> Pleasanton, CA 94566 <br /> 2 <br />
