This text <br /> clarifies that where specific dimensional standards are listed, they are intended to reflect <br /> a set of preferred or recommended dimension(s), with the acknowledgement that final <br /> standards will be established based on more detailed planning and site-specific studies <br /> for Stoneridge, and may be modified from those shown provided that the overall design <br /> and placemaking intent of the Framework is determined to have been met. The intent of <br /> this provision is to express that site-specific conditions, project feasibility, and other <br /> aspects remain to be more fully studied, and thus some flexibility for future adjustments <br /> to standards should be allowed for, while making a clear statement of the City's design <br /> expectations and defining standards for the interim period before more detailed planning <br /> is complete. <br /> Three accompanying figures in an appendix illustrate overall site concepts, including <br /> existing parcelization, circulation and open space concepts, and housing allocations. <br /> Minor changes to these figures have been made to show the correct location of one of <br /> the housing allocations, and to correct a data table. <br /> PUBLIC NOTICE AND PUBLIC COMMENTS <br /> Notification of this item has been published in The Valley Times as an agenda item for <br /> the January 26, 2023, City Council meeting, listed on the City's website and posted at <br /> physical notice boards at City Hall. This item was also included as an upcoming agenda <br /> item in the "Agenda Highlights" of the January 20, 2023, publication of the Pleasanton <br /> Weekly, and a message was sent to subscribers of a project-specific email notification <br /> list. The City has received written correspondence from three of the four ownership <br /> entities, as noted in this report and enclosed as Attachment 2. All other public comment <br /> received to date has been attached as Attachment 4 to this report. <br /> CONCLUSION <br /> The Stoneridge Mall Framework is intended to provide guidance for the future of <br /> Stoneridge Mall as it transitions from solely a commercial use to a mixed-use center that <br /> incorporates a variety of uses, including residential. With the anticipated adoption of the <br /> 2023-2031 (6t" Cycle) Housing Element, the Framework identifies the allocation of <br /> housing units among the four ownership entities and provides both policy objectives and <br /> design guidance for future development, with the intent of refining these features in a <br /> subsequent effort. <br /> Page 10 of 11 <br />
