Objective Design Standards for Housing Sites <br />City of Pleasanton - Appendix Page 0 - DRAFT: December 14, 2022 <br />PART 5 <br />APPENDIX A <br />BUILDING TYPES <br />Introduction <br />Property owners and developers are encouraged to “mix and match” among the following Building Types <br />in order to achieve the required minimum average density, and to provide the varied building character <br />desired by the City. It is anticipated that more than one building type will be built on large parcels, <br />depending on the location, street frontage, mix of uses, and desired parking ratios. It is left to the applicant <br />where and how to combine the Building Types listed below. If a developer wishes to incorporate a <br />Building Type not identified in the Matrix, the City Council may review and approve new Types so long as <br />the overall proposal conforms with the adopted Standards and Guidelines. <br />While some of the prototypes described in the following pages are typically built at density ranges which <br />may exceed the densities allowed on the nine sites, such prototypes would be mixed with lower density <br />building types on the site to achieve an average site density consistent with the maximum densities <br />allowed in Table 2.1. <br />The following building types and their average densities are listed in this document: <br />B1. Attached Rowhouse/Townhouses (14-25 du/ac) <br />B2. Garden Style with Surface parking (20-25 du/ac) <br />B3. Tuck Under Podium (25-40 du/ac) <br />B4. Residential Buildings with Off-Site Parking District (50-80 du/ac) <br />B7. Mixed-Use Buildings <br />B8. Retail Buildings (Stand Alone) <br />B9. We also recommend that the City not rush adoption of these standards without time for sufficient community input and thoughtful decision-making. Each building category includes detailed standards that have not been vetted to ensure they can actually be complied with when considering modern market and development requirements.
