FRONTAGE IMPROVEMENT STANDARDS <br />Design Standards <br />All Sites <br />A3.1 Development shall provide street trees or replace diseased or damaged trees to achieve a <br />maximum average spacing of 35 feet on center for the length of the project frontage. <br />A3.2 Overhead utility lines shall be undergrounded for all projects except those containing fewer than <br />five units, and less than 50 feet of cumulative street frontage. <br />A3.3 Development shall locate all electrical transformers in underground vaults or in electrical rooms <br />within the building except where there would be fewer than five units, and less than 50 feet of <br />cumulative street frontage. <br />Downtown Sites <br />A3.4 Development shall extend the sidewalk network by improving public sidewalks to eliminate gaps <br />at street frontages as defined in Figure 5-1 of the Downtown Specific Plan. <br />A3.5 Development proposed for Main Street, First Street, Division Street, and Peters Avenue shall <br />provide public sidewalks and streetscape design in compliance with section 4-4 of the Downtown <br />Specific Plan <br /> <br />Design Guidelines <br />Downtown Sites <br />A3.a Tree cell or suspended pavement systems are strongly encouraged for street tree plantings in <br />paved sidewalk and amenity areas. <br /> <br />A4. GENERAL SITE STANDARDS FOR DOWNTOWN SITES <br />Design Standards <br />Sites within Downtown Specific Plan Area <br />A4.1 Proposed Development within the Downtown Specific Plan area shall conform to the uses <br />described in the Downtown Specific Plan <br />A4.2 Standardized exterior architecture (franchise architecture) shall be prohibited at the building and <br />tenant scale. Exterior design and signage shall be modified as necessary to comply with these <br />Design Standards. <br />A4.3 Tents or other temporary structures are prohibited from front yards, side yards, and locations <br />visible from any public street.
