Objective Design Standards for Multifamily Housing in R-M, C-C, and M-U Zoning Districts <br />City of Pleasanton - 9 - January 5, 2023 - DRAFT <br /> <br /> <br />PART 2 <br />DEVELOPMENT STANDARDS AND GUIDELINES <br />A. GENERAL DEVELOPMENT STANDARDS <br />The intent of these objective standards is to provide clear, concise, and actionable baselines to ensure an <br />acceptable quality of residential development within Downtown Pleasanton and sites with R-M and C-C <br />District outside of downtown. <br /> <br />A1. GENERAL SITE DEVELOPMENT STANDARDS FOR SITES LOCATED IN <br />DOWNTOWN PLEASANTON <br />Residential and Mixed-Use Residential development in Downtown (i.e. within the boundaries of the <br />Downtown Specific Plan Area) shall comply with the relevant zoning standards of Chapter 18.84 of the <br />Pleasanton Municipal Code and policies of the Pleasanton Downtown Specific Plan, except as defined by <br />the following: <br />A. General Site Development Standards <br />1. Front Yard Setback <br />a. Development fronting on Main Street shall provide a minimum front yard <br />setback of five feet, except that where the immediately adjacent properties <br />fronting Main Street have buildings with existing setbacks less than five feet, <br />the minimum shall be equivalent to the smallest of the adjacent property’s <br />building setback, in order to provide a consistent frontage. <br />b. Development fronting all other streets in Downtown Pleasanton shall provide a <br />minimum front yard setback of 10 feet <br />2. Side Yard Setback <br />a. Development fronting all streets other than Main Street in Downtown <br />Pleasanton shall provide minimum side yard setbacks of seven feet for one side <br />/ total of 16 feet both sides <br /> <br />B. Site Development Standards for Sites Smaller Than 0.5 Acres <br />1. Minimum Site Area per Dwelling Unit: 1,500 Net Square Feet/Unit <br />2. Group Useable Open Space: 100 square feet/unit, <br />See Standard B6.1 for exceptions <br /> <br />C. Site Development Standards for Sites 0.5 – 1.0 Acres <br />1. Group Useable Open Space: Per PMC, See Standard B6.1 for <br />dimensions <br /> <br />D. Site Development Standards for Sites Greater than 1.0 Acres <br />1. <br />2. Group Useable Open Space: Per Zoning, See Standard B6.1 for <br />dimensions <br /> <br />A2. GENERAL SITE DEVELOPMENT STANDARDS FOR SITES LOCATED <br />OUTSIDE OF DOWNTOWN PLEASANTON <br />Residential and Mixed-Use Residential development on R-M or C-C zoned parcels outside of Downtown <br />Pleasanton (i.e. outside the boundaries of the Downtown Specific Plan) shall comply with the relevant <br />zoning standards of Chapter 18.84 of the Pleasanton Municipal Code, except as follows: <br /> <br />A. Site Development Standards for Sites Smaller Than 0.5 Acres
