B-16 | City of Pleasanton Sites Inventory and Methodology <br />AB 725 requires at least 25 percent of the above moderate income RHNA be met on sites that <br />allow four or more units, and at least 25 percent of the moderate income RHNA be met on sites <br />that allow four or more units, but not more than 100 units per acre. The sites inventory complies <br />with these requirements as follows: <br />•Above moderate-income sites – 2,818 units maximum capacity (1,904 units realistic <br />capacity); 1,720 units allowed on sites that allow four or more units (approximately 90 <br />percent). <br />•Moderate income sites – 1,235 units maximum capacity (868 units realistic capacity); <br />849 units allowed on sites with a maximum of four or more units but not more than <br />100 units per acre (approximately 98 percent). There are no sites that allow more <br />than 100 units per acre. <br />Two potential rezone areas (Lester and Merritt) are in unincorporated Alameda County. The <br />City is processing residential development applications for both, and based on the applications <br />being processed, these two areas provide a realistic capacity for 122 above moderate-income <br />units. Although these sites are not necessary to accommodate the City’s RHNA, under <br />Program 1.10 the City commits to completing the annexation and conducted negotiations for <br />RHNA transfer as appropriate. <br />B.3.2 Rezoning <br />A profile sheet for each area being considered for rezoning is included in this Section. Some <br />area numbers are not included (e.g., 3, 4, 10, 11, 12, 13, 15, 17, 20, 24, 28); this is intentional <br />as some potential areas were removed from consideration. Some Areas include only a portion <br />of the lot for development, as represented with the hatching on the profile sheet images. <br />Section B.3.4 includes a rezoning sites inventory table with a parcel-by-parcel listing and <br />information on each parcel within each area.
