Objective Design Standards for Housing Sites <br />City of Pleasanton - 27 - DRAFT: December 14, 2022 <br /> <br /> <br />A8. Open Space <br />Open space is key to creating a livable community and it is essential that multifamily developments <br />provide a connected network of specialized open spaces in the form of squares, plazas, greens, and <br />play/activity areas. A well- landscaped, central public open space will become a community focal point <br />and gathering space. <br />Required Usable Open Space may be provided as either Group Usable Open Space or Private Usable <br />Space. Proposed open space complying with the following standards will be allowed to qualify as Usable <br />Open Space. <br /> <br /> <br /> <br />Development Standards: <br />Multifamily Development <br />A8.1 Group Usable Open Spaces shall be provided proportional to development size as mentioned in <br />Part 2 - Development Standards of this document. <br />A8.2 The total Group Usable Open Space required for a development shall be provided as one space or <br />divided into multiple spaces, each of which shall comply with the following minimums: <br />a. 0-20 units: No dimensional requirement for a common open space. <br />b. 20-50 units: Minimum of one Group Usable Open Space: <br />• Each minimum dimension: 40 feet <br />• Minimum area: 2000 square feet <br />c. 51-100 units: Minimum of one Group Usable Open Space providing: <br />• Each minimum Dimension: 50 feet <br />• Minimum area: 3000 square feet <br />d. 101 or more units: two Group Usable Open Spaces providing: <br />• Each minimum Dimension: 80 feet <br />• Minimum Area: 7000 square feet <br />A8.3 The edges of Group Usable Open Spaces shall be bordered by building faces, Public <br />Streets, Internal Streets, or Paseos. <br />A8.4 Where provided, Private Usable Open Space including, but not limited to, balconies, <br />porches, stoops and terraces, shall provide a minimum unobstructed and continuous depth <br />and width of five feet. <br />A8.5 Private Usable Open Space shall be located directly adjacent to unit interiors and shall be <br />directly accessible from the unit. <br />A8.6 Developments shall be designed to include planned improvements in the Pleasanton Trails <br />Master Plan.
