1. If on the primary entry level,miscellaneous areas or facilities(such as a patio or yard, <br /> laundry room, or storage area)for the dwelling must have an accessible route to and from the <br /> accessible entrance,either through the dwelling unit or around the dwelling unit. <br /> 20.75.130 Standards–general components. <br /> A. New Construction—Mandatory to Install. The following item(s)shall be installed in all visitable <br /> residential dwellings. <br /> 1. Hand-activated door hardware not requiring tight grasping,pinching,or twisting of the wrist <br /> and consistent with the requirements of CBC Chapter 11A. <br /> 2. Electrical receptacle outlets, switches,and controls(including controls for heating, <br /> ventilation,and air conditioning)intended to be used by occupants, shall be located no more <br /> than 48"measured from the top of the outlet box and not less than 15"measured from the <br /> bottom of the outlet box above the finished floor. (CRC Section 327) <br /> 3. The installation of all receptacle outlets, lighting controls and environmental controls <br /> throughout the residential dwelling unit must comply with CRC Section 327 and applicable <br /> provisions of the California Electrical Code. <br /> 4. At least one bathroom and one bedroom on the entry level shall provide a doorway with a net <br /> clear opening of not less than 32", measured with the door positioned at an angle of 90 <br /> degrees from the closed position;or, in the case of a two-or three-story single-family <br /> dwelling,on the second floor or third floor of the dwelling if a bathroom or bedroom is not <br /> located on the entry level.(CRC Section 327). <br /> B. New Construction—Mandatory to Offer. The following options shall be offered,and if accepted, <br /> installed at the request and cost of the purchaser/owner, if requested when installation is consistent <br /> with Section 20.75.140. <br /> 1. An accessible route in an interior room or hallway, interior doors or openings for rooms and <br /> routes of travel required to be accessible consistent with CBC Chapter 11A. <br /> • <br /> EXCEPTIONS: A thirty-four(34)inch clear doorway width may be requested from a <br /> hallway with a thirty-nine(39) inch width,and a thirty-six(36) inch clear doorway width <br /> may be requested from a hallway with a thirty-six(36)inch width. <br /> 2. The width of the level area on the side toward which an accessible door swings consistent <br /> with CBC Chapter 11A. <br /> 3. If the Chief Building Official or owner/purchaser determines that the accessible route and <br /> doorway width options prescribed by Chapter IIA are not feasible and that a less wide <br /> accessible route is necessary, a functional alternative to ensure that all entries into rooms <br /> required to be accessible may be approved by the Building Official or purchaser/owner if it <br /> meets at least one(1)of the following requirements and if the hallway is not less than thirty- <br /> six(36)inches in width: <br /> Universal Design City Council, September 20, 2022 <br /> Exhibit A to Ordinance, PMC Amendments, Page 7 <br />
