Landscape Maintenance District 1994-1 Oak Tree Farm <br />The Oak Tree Farm subdivision (District 1994-1) has been in place for 28 years. <br />Maintenance in this district includes open space areas, entry features, decorative <br />lighting, firebreaks, trees, shrubbery, groundcover and irrigation systems. <br />The assessments for the coming year for District 1994-1 will remain at $473.66 per <br />parcel per year. With a total of 42 parcels in the district (including one City -owned sewer <br />lift station parcel), this year's total assessment will be $19,885.81. This amount is <br />adequate to fund the maintenance of the district, including water costs, County <br />assessment fees, City administration fees, replacement of plantings, irrigation systems, <br />fencing, and other district improvements, but not enough to cover any required capital <br />replacement costs or additional emergency repair services. City staff continues to work <br />closely with the maintenance contractor to increase the efficiency of landscape <br />maintenance operations and has shut off the water due to existing leaks in the irrigation <br />system. An increase in the annual assessment will be necessary in the future to meet the <br />maintenance standards of the district. With the assessment of one City -owned parcel, <br />the City will pay $465.75. <br />The fund balance for capital repair and replacement is approximately $54,000 for this <br />district. This amount is not enough for several improvements for which replacement must <br />be considered in the near term. The improvements consist of an extensive irrigation <br />system replacement and plant replacement, decorative fence repairs, tree pruning, <br />lighting replacement, and repair or replacement of other features. <br />Lighting and Landscape Maintenance District 1995-1, Moller Ranch <br />The Moller Ranch subdivision (District 1995-1) has been in place for 27 years. <br />Maintenance in this district includes open space areas, entry features, lighting, <br />firebreaks, trees, shrubbery, groundcover and irrigation systems. <br />The assessments for the coming year for District 1995-1 (Moller Ranch) will remain at <br />$570.06 per parcel, per year. With a total of 101 parcels in the district (including the City - <br />owned Moller Ranch water tank parcel and a staging area for Pleasanton Ridge), this <br />year's total assessment will be $57,557. This amount will be sufficient to fund the <br />maintenance of the district including water and electrical costs, County assessment fees, <br />City administration fees and operating and maintenance costs, but not enough to <br />increase the capital repair or replacement reserve. <br />Although the fund balance for capital repair and replacement is approximately $263,000 <br />for this district, there are several improvements for which replacement must be <br />considered in the near term. The improvements consist of an extensive irrigation system <br />replacement and plant replacement, decorative fence repairs, and repair or replacement <br />of other features. <br />Page 5 of 7 <br />
