Overall, the site setting is lush, green, and very <br />pleasant. It is far -removed from the bustle of city <br />traffic, leaving only the sounds of kids playing and <br />practicing sports, parents cheering when games are <br />happening, and people socializing along the paths. <br />1.6 Site Analysis <br />A thorough site analysis of the project area was <br />conducted through multiple site evaluations, <br />existing background documents, and specialized site <br />investigations. The analysis documented the physical <br />environment including vegetation, topography, <br />subsurface soil conditions, utilities, solar exposure, <br />climatic influences, and site user behavioral <br />patterns. <br />The first specialty site investigation conducted <br />was the Topographic Survey which was prepared <br />by a local licensed surveyor dated May 10, 2021. It <br />recorded land contours, locations of tree trunks <br />and canopies, above ground utilities, the restroom <br />footprint, concrete surfaces, curbs, and adjacent <br />parking stalls. A Geotechnical Investigation <br />Report dated August 6, 2021 was also prepared <br />to document subsurface conditions including soil <br />Existing signage at the parking lot entrance of the site. <br />18 PLEASANTON ALL -ABILITIES PLAYGROUND <br />characteristics, seismic parameters, and foundation <br />and footing recommendations. The third and final <br />specialty study prepared was the Tree Assessment <br />by a licensed arborist dated June 2021. It includes <br />a thorough assessment of each tree including <br />location, trunk diameter, heritage classification, <br />health and condition, suitability for preservation, <br />and specific observations. <br />One feature of the site that will require continuing <br />investigation is the location of the 12" water <br />transmission line. During the Conceptual Design <br />Phase, the designers and City staff determined that <br />there are two divergent as -built record drawings, <br />each locating the water line and its corresponding <br />easement in different locations. As of the date of <br />the Preferred Plan completion, this discrepancy <br />has not been resolved and further topographic <br />investigation is required to locate the pipe. <br />In addition to the physical site, behavioral aspects <br />were studied at the park. These evaluations <br />occurred at different times of the day and week to <br />observe a wide variety of use patterns.
