FINAL INSPECTION: Prior to request for final inspection, all access roads, on-site <br />access and fire hydrants shall be provided. DEVELOPER INSTALLED LANDSCAPING: The developer shall be responsible for the <br />design and installation of the proposed improvements on the HOA maintained property. <br />That shall include Parcel A, Parcel B, and the streetscape improvements within the <br />right-of-way. Parcels A and B shall be redesigned for a better user experience and the <br />design shall be subject to the review and approval of the City. The landscape <br />improvements, including all planting on Parcels A and B, street trees, and parkway strip <br />planting shall be constructed in conjunction with the street improvements and shall be <br />completed prior to the sale of the first lot. (Project Specific Condition) <br />106. LANDSCAPE PLANS: Detailed landscape and irrigation plans encompassing all <br />developer installed planting areas shall be included in the building permit plans. All <br />plans shall be prepared by a licensed landscape architect and shall provide the species, <br />location, size, quantities, and spacing of all plants. Minimum plant sizes are 1 -gallon <br />containers for ground cover, 5 -gallon containers for shrubs, and 24 -inch box containers <br />for trees. Plant species shall be of a drought -tolerant nature and the irrigation design <br />shall utilize low-volume drip, bubbler, or other water conserving irrigation systems to the <br />maximum extent possible. The drawings shall be subject to the review and approval of <br />the City Landscape Architect prior to building permit issuance. (Project Specific <br />Condition) <br />107. PARKWAY STRIP LANDSCAPING: Where a landscaped area is located between the <br />sidewalk/trail and street the developer shall install low -growing water -wise evergreen <br />shrubs or groundcover. The drawings shall be subject to the review and approval of the <br />City Landscape Architect prior to building permit issuance(PROJECT SPECIFIC <br />CONDITION) <br />108. INDIVIDUAL LOT LANDSCAPE PLANS: Detailed landscape and irrigation plans shall <br />be provided with the building permit submittal for each individual lot. All plans shall be <br />prepared by a licensed landscape architect and shall provide the species, location, size, <br />quantities, and spacing of all plants.
