80. RIGHT-OF-WAY/EASEMENT DEDICATIONS AND RELINQUISHMENT: The applicant <br />shall dedicate right-of-way, easements, or relinquish rights to the City on the final map for <br />Tract 8616 as follows (Address this condition prior to final map approval): <br />a. A public access easement (PAE) shall be dedicated across the various <br />pedestrian/bicycle trails that extend through and around the developed areas of <br />the subdivision, as well as across the upland trail on Parcel C. <br />b. The storm drain easement (SDE) across Parcel A shall be limited to a 20' -width <br />across only the storm drain pipes that drain the public streets. No SDE is needed <br />across the bioretention area because it will be governed by a separate <br />Stormwater Treatment Measures Inspection and Maintenance Agreement <br />between the City and owner/HOA. <br />Public right-of-way across the western and southern frontages of Parcel A shall be <br />dedicated to the City for Alisal Street, including a radius return at the southwest <br />corner. This will include the portion of the 40' right-of-way previously dedicated to <br />Alameda County on 10-14-1927 as Series No. X-78875 (Book 1685 Page 397), <br />as well as the 21.9' width shown on the Vesting Tentative Map. The exact <br />dedication to be subject to verification by a site survey. <br />d. Public right-of-way across the southern frontages of Lots 12 to 15 shall be <br />dedicated to the City for Westbridge Lane in the area labeled "Ex. 16.5' Private <br />Road" on the Vesting Tentative Map unless existing public rights can be <br />confirmed. <br />e. Abutter's rights shall be relinquished across the Westbridge Lane frontage of Lot <br />12. <br />10' -wide Public Service Easements (PSE) shall be dedicated according to <br />Pleasanton Municipal Code §19.36.110 across all public street frontages including <br />both sides of Spotorno Ranch Drive (exhibits currently show 6' PSE), the west <br />and south frontages of Parcel A (Alisal Street), and the south frontages of Lots 12 <br />to 15 (Westbridge Lane). In addition to the 10' -wide PSEs, a wider PSE shall be <br />dedicated near the southwest corner of Parcel A near the City's existing sanitary <br />sewer lift station to allow parking of two standard -sized maintenance trucks and <br />staging for periodic maintenance of said station. (PROJECT SPECIFIC <br />CONDITION) <br />81. GEOTECHNICAL CONSULTANT — CERTIFICATION OF CONSTRUCTION OF <br />SUBDIVISIONS: The applicant's California licensed geotechnical engineer shall <br />inspect and approve the construction of all foundations, retaining walls, drainage and <br />geotechnical aspects of the development to ensure compliance with the approved <br />grading and improvement plans. The geotechnical engineer shall be present on-site <br />during grading and excavation operations and certify on the as -built plans that the <br />inspection results and the as -built conditions of the development were constructed in <br />general compliance with the project geotechnical report and improvement plans. The <br />results of the inspections shall be submitted to the Director of Engineering/City <br />Engineer prior to the issuance of the certificate of occupancy. The applicant shall bear <br />all costs for work related to this condition by their geotechnical engineer.
