a) Porches, bay windows, balconies, etc. should be included on the <br />front of the homes to provide an interesting streetscape and encourage <br />neighborhood interaction. <br /> <br />b) The exterior colors of the homes shall be medium to dark earthtone <br />colors. <br /> <br />c) A list of all green building measures used in the design of the custom <br />home shall be provided for the review and approval of the Planning <br />Director. The applicant shall obtain a minimum of 50 points using the <br />ACWMA's Green Point Rating System. The future homes shall be made <br />photovoltaic-friendly by increasing the roof load an additional 5 lbs. per ft., <br />including a conduit to the attic, installing a bi-directional meter, and leaving <br />adequate space for an inverter near the homes' electrical panels. <br /> <br />d) Three on-site parking spaces shall be made available, tandem <br />configuration permitted, on each lot outside of the garage for guests. <br /> <br />e) The house on Parcel 2 shall be single-story. <br /> <br />Landscaoiw, and Fencin~ <br /> <br />A landscape plan shall be submitted with the design review application for <br />the custom homes per the design guidelines, with the following additions: <br /> <br />All trees used in landscaping shall be a minimum of 15 gallons in size and <br />all shrubs a minimum of 5 gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />b) Street tree plantings along the hammerhead shall be shown which <br />include a natural grouping of medium- and large-sized deciduous and <br />evergreen native trees, planted in natural-appearing clusters. <br /> <br />10. <br /> <br />Only open-style fencing is permitted on the lots, except as provided by the <br />following: <br /> <br />Staff shall meet with representatives of Pleasanton Garbage Service and <br />attempt to resolve the situation related to the kennel use on the adjacent <br />property, and if this matter cannot be resolved, the applicants shall be <br />allowed to construct a solid wood fence that can be retained for the life of <br />the solid wood fence (approximately 15 years). <br /> <br />Page 3 <br /> <br /> <br />
