The storm drain easement (SDE) across Parcel A shall be limited to a 20’- <br />width across only the storm drain pipes that drain the public streets. No <br />SDE is needed across the bioretention area because it will be governed by <br />a separate Stormwater Treatment Measures Inspection and Maintenance <br />Agreement between the City and owner/HOA. <br /> <br />c. Public right-of-way across the western and southern frontages of Parcel A <br />shall be dedicated to the City for Alisal Street, including a radius return at <br />the southwest corner. This will include the portion of the 40’ right-of-way <br />previously dedicated to Alameda County on 10-14-1927 as Series No. X- <br />78875 (Book 1685 Page 397), as well as the 21.9’ width shown on the <br />Vesting Tentative Map. The exact dedication to be subject to verification by <br />a site survey. <br /> <br />d. Public right-of-way across the southern frontages of Lots 12 to 15 shall be <br />dedicated to the City for Westbridge Lane in the area labeled “Ex. 16.5’ <br />Private Road” on the Vesting Tentative Map unless existing public rights <br />can be confirmed. <br /> <br />e. Abutter’s rights shall be relinquished across the Westbridge Lane frontage <br />of Lot 12. <br /> <br />f. 10’-wide Public Service Easements (PSE) shall be dedicated according to <br />Pleasanton Municipal Code §19.36.110 across all public street frontages <br />including both sides of Spotorno Ranch Drive (exhibits currently show 6’ <br />PSE), the west and south frontages of Parcel A (Alisal Street), and the <br />south frontages of Lots 12 to 15 (Westbridge Lane). In addition to the 10’- <br />wide PSEs, a wider PSE shall be dedicated near the southwest corner of <br />Parcel A near the City’s existing sanitary sewer lift station to allow parking <br />of two standard-sized maintenance trucks and staging for periodic <br />maintenance of said station. (PROJECT SPECIFIC CONDITION) <br /> <br />81. GEOTECHNICAL CONSULTANT – CERTIFICATION OF CONSTRUCTION <br />OF SUBDIVISIONS: The applicant’s California licensed geotechnical engineer <br />shall inspect and approve the construction of all foundations, retaining walls, <br />drainage and geotechnical aspects of the development to ensure compliance <br />with the approved grading and improvement plans. The geotechnical engineer <br />shall be present on-site during grading and excavation operations and certify <br />on the as-built plans that the inspection results and the as-built conditions of <br />the development were constructed in general compliance with the project <br />geotechnical report and improvement plans. The results of the inspections <br />shall be submitted to the Director of Engineering/City Engineer prior to the <br />issuance of the certificate of occupancy. The applicant shall bear all costs for <br />work related to this condition by their geotechnical engineer. (Address this <br />condition prior to tract acceptance) (PROJECT SPECIFIC CONDITION) <br />
