BACKGROUND <br />The subject lot is located on the center south side of Trenery Drive and is part of the Mohr - <br />Martin area, generally defined by Martin Avenue, Mohr Avenue, the former Southern Pacific <br />Railroad right-of-way, and Stoneridge Drive. The Mohr -Martin area comprises predominantly <br />single-family residential uses of varying densities and home designs. Many of the properties <br />within the area were originally located in unincorporated Alameda County, but were <br />progressively annexed into the City of Pleasanton during the 1990's. Thus, many of these <br />properties were subdivided and developed in conformance with Alameda County's planning, <br />zoning, and construction standards. <br />On April 1, 1997, City Council adopted Ordinance No. 1709 for RZ-97-2, which prezoned the <br />subject property to the PUD-LDR District as part of a larger 34.5 -acre area, for a maximum <br />density "approaching" 2.0 dwelling units per acre2. The property was formally annexed into the <br />City of Pleasanton in 1998. <br />City Council approved PUD -97 (2201 Martin Avenue) in 2003, and more recently, PUD -140 <br />(2207 Martin Avenue) and PUD -141 (2215 Martin Avenue) in October 2021. All three <br />properties, which are north of the subject site, included similar proposals to establish <br />development standards and uses for construction of one- and two-story homes and related site <br />improvements. The subject property is one of two remaining vacant lots in the Mohr -Martin <br />area without an approved development plan (3707 Trenery Drive is the other remaining lot). <br />SITE AND AREA DESCRIPTION <br />The subject property is a flat, 1 -acre vacant site (see Figures 1-3). There are three trees less <br />than six inches in diameter at the rear, two fruit trees on the west side, and three bushes on <br />the northwest corner of the lot. Single-family homes are located north, across Trenery Drive, <br />and to the east, south, and west of the subject site. <br />Existing houses in the area are one- to two -stories and sited appropriately with their respective <br />lot size. <br />2 The Agenda Report for this item clarifies the allowable density as "maximum density approaching 2 du/ac (i.e. 1.999 ... du/ac) <br />PUD -144, 3747 Trenery Drive Planning Commission <br />2 of 9 <br />
