THE CITY OF
t®;-:1d
PLEASANTON
SUBJECT:
APPLICANT
PROPERTY OWNER:
PUD -144
Mark Landolf, Architect
Ly Thien Hoang
ATTACHMENT 2
Planning Commission
Agenda Report
January 12, 2022
Item 4
PURPOSE: Application for Planned Unit Development (PUD) development plan
approval to construct an approximately: 1) 5,067 -square -foot,
single -story home with two garages totaling approximately 1,967
square feet in area; and 2) 1,000 -square -foot, detached accessory
dwelling unit with an approximately 457 -square -foot garage and
related improvements on a 1 -acre vacant parcel.
LOCATION: 3747 Trenery Drive
GENERAL PLAN: Low Density Residential
ZONING: PUD-LDR (Planned Unit Development — Low Density Residential)
EXHIBITS: A. Resolution and Draft Conditions of Approval
B. Project Plans dated "Received December 9, 2021"
C. Location and Notification Map
STAFF RECOMMENDATION
Staff recommends the Planning Commission adopt the attached resolution recommending
approval of PUD -144 to the City Council, based on the required findings and subject to the
draft Conditions of Approval in Exhibit A.
EXECUTIVE SUMMARY
The proposal would allow the 1 -acre parcel to be developed with a single -story home and
detached accessory dwelling unit (ADU)' with related site improvements at 3747 Trenery
Drive. Although the existing parcel is part of a previously approved PUD, it does not have an
approved PUD development plan, which is necessary to establish development standards and
uses for development of the lot, and which requires review and recommendation by the
Planning Commission. As proposed and conditioned, staff finds the proposal to be consistent
with the objectives of the General Plan and zoning district. The Planning Commission may
recommend approval, approval with conditions, or denial of the application to the City Council.
I The new ADU is informational only as ADUs are considered without discretionary review or hearing. A condition of approval
has been added limiting the ADU to a maximum of 1,000 square feet in area, as required by the Pleasanton Municipal Code.
