Site and Area Description The project site is approximately 112 acres and is surrounded by Alisal Street to the west and south, single-family residential uses to the north, south and west, and Westbridge Lane and a church, the Faith Chapel Assembly of God Church, to the south (See Figure 3). The western portion of the site is relatively flat while the eastern portion of the site contains hills. As such, the western portion of the site has been referred to as the Spotorno Flat Area. Additionally, a wetland area and a windmill are located within the western portion of the site and several agricultural buildings are located in the northeastern area of the site. An Alquist-Priolo Earthquake Fault Zone (Verona Fault) is located on the project site adjacent to the UGB line. Please see Attachment 5a, PUD Development Plan, for details. The project consists of a PUD development plan for 22 single-family detached homes with 22 accessory dwelling units (ADUs) with related on- and off-site improvements; and a Vesting Tentative Subdivision Map to subdivide the existing approximately 112-acre site into 25 parcels: 22 single-family residential lots, two common-area parcels to be owned by the future Homeowners Association (HOA), and one agriculture/open space lot to be retained by the Spotorno family.
