Site and Area Description <br /> The project site is approximately 112 acres and is surrounded by Alisal Street to the <br /> west and south, single-family residential uses to the north, south and west, and <br /> Westbridge Lane and a church, the Faith Chapel Assembly of God Church, to the south <br /> (See Figure 3). The western portion of the site is relatively flat while the eastern portion <br /> of the site contains hills. As such, the western portion of the site has been referred to as <br /> the Spotorno Flat Area. Additionally, a wetland area and a windmill are located within <br /> the western portion of the site and several agricultural buildings are located in the <br /> northeastern area of the site. An Alquist-Priolo Earthquake Fault Zone (Verona Fault) is <br /> located on the project site adjacent to the UGB line. The project <br /> consists of a PUD development plan for 22 single-family detached homes with 22 <br /> accessory dwelling units (ADUs) with related on- and off-site improvements; and a <br /> Vesting Tentative Subdivision Map to subdivide the existing approximately 112-acre site <br /> into 25 parcels: 22 single-family residential lots, two common-area parcels to be owned <br /> by the future Homeowners Association (HOA), and one agriculture/open space lot to be <br /> retained by the Spotorno family. <br /> Page 6 of 18 <br />
