1
Jennifer Hagen
From:
Sent:Tuesday, January 18, 2022 10:15 AM
To:Jennifer Hagen
Subject:Housing Sites - Site #16 - Tri Valley Inn - Keep as Commerical Zone, Remove from Site List
Hi Jennifer,

I'm a resident at , my property is adjacent to Site #16 - Tri-Valley Inn.
I have lived in Pleasanton 40+ years, 33 years in current home. Half of the north
side of site #16, backs-up to my property.

I'm concerned about Site #16 - Tri-Valley Inn, being included in Housing Committee
recommended site list. Tri-Valley Inn was on prior housing list, 5 to 7 years ago,
I might be off on date range, but it was on list, and was removed by prior committee/council.
I believe the final reason for removal from list was "to many units for 2.47 acres".
Prior list was for 42 units.

Today, housing committee is recommending site again, with MORE units range 30 - 60 range.
Final documents read 50 units.

Final Scoring Documents:Tri-Valley Inn Site #16
6.a) "grade a 1" for higher destiny housing sites, assuming three story, ... will be no more than 1 story than
the average number of stories of all adjacent residential development
My response concern = 6 properties (estimate) are adjacent to site #16 4 properties 1 story and 2 are 2 story.
4 of the 6 adjacent properties (including Mission Plaza) are 1 story

Why remove Site #16 - Tri-Valley Inn

Increased traffic on Santa Rita Rd - already #1 congested area in Pleasanton
School(s) traffice significant in area
Architecture proposed will not fit adjacent community
Santa Rita Road/Valley area already has 7 or more properties(apartments/Condos0 that fit state
requirements. Why more in this area, shouldn't city consider spreading
housing requirements, throughout city.
Site #16 - is very similar to Site #26 - St. Augustine - residential three sides = which was removed from list
Mission Plaza & Valley Plaza removed from list - Tri-Valley same corridor
Tri-Valley Inn - is 1 of 2 hotels within 1/2 - 3/4 mile of downtown - why remove available rooms?
50 units proposed is 1.4% of Housing requirement (3,486), certainly other site options, with potential more units
Site #16 - Tri-Valley should remain commercial - allows more options for future business - office, restaurants, etc..
Personally I identified 8 sites on list, for a total of 3,665, With-out site #16 - Tri-Valley Inn included.
Hacienda (north corridor) has plenty of housing sites and fits many of the state requirements.

Please remove site #16 from possible site list, or minimum keep zone as business/commercial. Minimum switch
classification to "low destiny".

Sincerely,
Briqn and Judy Casey

Click here to report this email as spam.
