Tri-Valley Inn directly abuts single-family residential properties and should <br />therefore be (a) removed or (b) classified as Low density. <br />(a) Tri-Valley Inn should be removed from the list <br />Tri-Valley Inn directly abuts single-family residential properties, sharing its <br />north and west property lines with single-family homes. In similar situations, <br />the Planning Commission recommended both St. Augustine and Pimlico Drive <br />(South) be removed. <br />We ask the Commission to use this same line of consideration. Quoting the <br />Commissions rationale for Pimlico Drive (South): (see p. 14 of Agenda Report) <br />This site is developed with a small grocery store which would be <br />displaced if the site were developed. It also abuts single-family <br />residential uses directly to the south, making it less suitable for <br />higher-density development. Since it would not yield a considerable <br />number of units, [40] and with these other factors, the Planning <br />Commission felt this site is less suitable than the others and did not <br />recommend its inclusion. <br />Like Pimlico (South), Tri-Valley shares property lines with single-family <br />residential uses and also does not contribute a considerable number of units, <br />50 based on the current proposal. It is also developed and would require <br />displacing the Inn. <br />Further, if Tri-Valley Inn is rezoned residential, we can expect a significant <br />addition to traffic, at an already busy intersection at Santa Rita and Valley <br />Aves. Additionally, developing the Inn eliminates one of only 2 hotels within <br />walking distance of downtown.
