Dublin has zoned for and built multifamily housing at —100 DUs per acre near its BART <br />stations in recent years so land economics should not be a structural barrier to 60-100 DUs for <br />Pleasanton. <br />The report says staff may consider requiring replacement parking for the 18 acres of surface parking <br />that is part of this opportunity site. This site presently has 40 acres of surface parking. Under a full <br />buildout of the site, that would leave a full 22 acres of surface parking to service the Stoneridge Mall. <br />Staff should consider studying parking demand prior to impose a replacement requirement on this <br />development. Staff should also analyze how a parking replacement policy would impact the <br />likelihood this site would be redeveloped within the 6th Cycle. As a matter of general policy, <br />requiring excess parking near transit and jobs will tend to increase vehicle miles traveled and <br />greenhouse gas emissions. <br />Site 10 <br />
