From:
To:
lenni er HaQen
Subject:
RE: Site 18 Valley Plaza Housing Element
Date:
Tuesday, December 14, 20216:06:41 PM
Attachments:
imaaeonLona
imaae002.ona
imaaefflIono
imaoe004.ono
Hi Jennifer Can you please forward to the Commissioners prior to tomorrow evenings meeting
Thanks
Dear Commissioners,
The Owners of parcels 4301-4303 and 4307 Valley Avenue,1809 and 1807 Santa Rita Road
have expressed interest in rezoning their properties to residential mixed use as part of the
2023-2031 Housing Element Site Inventory. These properties ,once a lumberyard, were
developed in the 70's as a neighborhood shopping center at a time when small retailers were
able to thrive, which is much different in today's online environment. Another reason for
consideration is Valley Plaza scored near the top of the Preliminary Site Inventory list for its
location near schools , transportation and shopping .The property owner's wish to put forth
the following proposal for consideration:
1. Mixed use project allowing 10 to 20 units per acre of housing along with horizontal
retail. The three out parcels (Kentucky Fried Chicken, Jack in the Box and Hunan Chef )
will remain along with the businesses in the mixed-use portion of the development.
This will allow some existing tenants to relocate and remain onsite.
Thank you for your consideration in this matter.
Sincerely
Ralph Martin
PMA Services
Ralph Martin
PMA Services
The information transmitted is intended only for the person or entity to which it is addressed and
may contain confidential and/or privileged material.
