7. Within six months of the approval of this Case, Case PMS-27, the property <br /> owner of lot 23A shall submit a complete Design Review application, <br /> including all required exhibits and fees, to the City of Pleasanton to <br /> improve the appearance of the west side of the building on parcel 23A. <br /> Unless waived by the Planning Director, the applicant shall begin <br /> construction of the approved design changes within three months of the <br /> effective approval date of the Design Review application. <br /> <br />Approval of Case PMS-27, in no way guarantees the right or approval to <br />develop a project on parcel 23B. Any proposal on lot 23B can be approved <br />or denied. <br /> <br />9. The project developer shall record at the time of recordation of the parcel <br /> map a grant to the City of Pleasanton for all necessary public service <br /> easements, as determined by the City Engineer. <br /> <br />10. The project developer shall record at the time of recordation of the parcel <br /> map, an emergency vehicle access (EVA) easement over the paved surfaces <br /> of parcels 23A and 23B or, subject to the approval of the Fire Marshal, <br /> shall identify on the parcel map a location for an EVA including its metes <br /> and bounds. The location and wording of the easements shall be subject to <br /> the review and approval of the City Attorney and Fire Marshal. <br /> <br />11. The project developer shall record at the time of recordation of the parcel <br /> map a reciprocal parking and drive aisle easement, a reciprocal landscape <br /> and irrigation maintenance easement, a reciprocal surface drainage <br /> easement, and a reciprocal storm drainage easement, over parcels 23A and <br /> 23B. The wording of the easements shall be subject to the review and <br /> approval of the City Attorney, prior to final map approval. <br /> <br />12. There shall be, at a minimum, 223 vehicle parking spaces on parcel 23A. <br /> The parking spaces shall adhere to dimensions, including vehicle backup <br /> dimensions, of the Hacienda Design Guidelines, on file at the Planning <br /> Department. <br /> <br />13. This project shall be subject to all applicable Standard Conditions of minor <br /> subdivision approvals attached hereto and part of this case by reference. <br /> <br />14. Approval of the parcel map shall lapse and shall be void one year following <br /> the date on which the map was approved, unless prior to the expiration of <br /> one year the applicant records this parcel map, or the applicant or the <br /> <br /> Page 2 <br />PMS-27 <br /> <br /> <br />
